For the same consideration, the Grantor FURTHER CONVEYS AND
QUITCLAIMS to the Grantee, without warranty, express or implied, all right, title
and interest of the Grantor, if any, in (1) any land lying in or under the bed of any
creek, stream, riverway or waterway or any highway, avenue, street, road, alley,
easement or right of way, open or proposed, in, or across, abutting or adjacent to the
Property; and (2) all water and mineral interest of whatever nature appurtenant to or
benefitting the Land, including but not limited to, the rights of the Grantor under any
and all of oil and gas leases (whether producing or not producing), mineral rights
(including gravel and sand) water rights and means of conveyance associated
therewith.
