WHEREAS, Joan P. Brown and Shane L. Brown, as mortgagor(s),
mortgaged to Decision One Mortgage Company, LLC., as mortgagee, the
hereinafter described real property by that certain mortgage dated May 12, 2005
(the "Mortqage"), and duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on May 17, 2005, in/as Book 585 at Page 520.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: U. S. Bank National Association, as Trustee for Credit Suisse First
Boston HEAT 2005-6
Assignment dated: February 10, 2006
Assignment recorded: February 23, 2006
Assignment recording information: Book 612 at Page 872
All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of U. S. Bank National Association, as Trustee for Credit Suisse First
Boston HEAT 2005-6, acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on April 11, 2006, at 10:00 o'clock in the forenoon, at public vendue, at
the front door of the Lincoln County Courthouse, in the City of Kemmerer,
Lincoln County, State of Wyoming; and
WHEREAS, U. S. Bank National Association, as Trustee for Credit
Suisse First Boston HEAT 2005-6 ("Successful Bidder") made the highest and
best bid for the hereinafter described real property in the sum of $120,886.23,
and the said real property was then and there sold to the Successful Bidder on
April 11, 2006 ("Sale Date"); and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex-officio Register of Deeds
in and for Lincoln County, State of Wyoming, on April 12, 2006, in/as Book 616
at Page 766;
i WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
I NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
I that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said U. S. Bank National
Association, as Trustee for Credit Suisse First Boston HEAT 2005-6, 7495 New
, Horizon Way, Fredrick, MD 21703, its successors and assigns, all right, title, and
interest to the following described real property situate in Lincoln County, State
of Wyoming, to-wit:
Part of Lot 4 of Block 29 of the Town of Afton, Lincoln
County, Wyoming more particularly described as
follows:
BEGINNING at a point 6 rods South of the Northeast
corner of said Lot 4 and running thence South 4 rods:
thence West 10 rods; thence North 4 rods; thence
East 10 rods to the POINT OF BEGINNING.
