WARRANTY DEED
TIllS INDENTURE, made this I vf.áay of September, 2006, by and between FOX
LAND & LIVESTOCK CORP., a Wyoming corporation, the GRANTOR, and TERRY L.
JACOBS, also known as TERRY LEE JACOBS, and JOYCE K. JACOBS, husband and
wife, GRANTEES, as tenants by the entireties, whose address for purposes of mailing tax
notices is HC 64 Box 5, Kemmerer, Lincoln County, Wyoming 83101, the GRANTEES.
WIlNESSETH: That the GRANTOR, for and in consideration ofTen and No/lOO
Dollars ($10.00) in hand paid, and other good and valuable consideration, the receipt and
sufficiency whereof are hereby acknowledged, does, by these presents, grant, bargain, sell,
CONVEY AND WARRANT unto the said GRANTEE, all that certain tract, lot, piece, and
parcel ofland situate in the County of Lincoln, State of Wyoming, and described as follows,
to-wit:
A parcel of land located in Lot 4 and Lot 5 of Section 25 and in Tract 47 of
Section 25, all of the resurvey of Township 24 North, Range 117 West, of~e
6th P.M., Lincoln County, Wyoming, and being more particularly described as
follows:
Beginning at Corner No.1 of said Tract 47 where is found a 3" diameter
alwninum cap on a 2 W' diameter pipe stamped "CCI, PELS 5465,2006" with
other appropriate markings, set this survey. Corner No.2 of Tract 49 of said
township and range bears N90000'00" W (basis of bearing, this description),
2643.90 feet (west, 2643.68 feet record) from said Corner No.1 of Tract 47.
Said Corner No.2 of Tract 49 being monumented by a standard U.S.G.L.O.
brass cap.
Thence SOoo 1 0' 15" W along the east boundary of said Tract 47,281.14 feet to
a point where is found a 2" aluminum cap on a 5/8" rebar stamped "CCI,
PELS 5464", set this survey. Corner No 2 of said Tract 47 bears SOoolO' 15"
W, 1047.11 feet from said point and is monumented by a standard D.S.G.L.O.
brass cap;
Thence S90000'00" W, 650.55 feet to a point where is found a 2" aluminum
cap on 5/8" rebar stamped "CCI, PELS 5465", set this survey;
Thence NOoo10' 15" E, 602.81 feet to a point where is found a 2" aluminum
cap on 5/8" rebar stamped "CCI, PELS 5465", set this survey;
Thence N90000'00" E, 650.55 feet to a point where is found a 2" aluminum
cap on 5/8" rebar stamped "CCI, PELS 5465", set this survey;
Thence SOooI0'15" W, 321.67 feet to the point of beginning;
EXCEPTING THEREFROM that certain parcel heretofore conveyed to Terry
L. Jacobs and Joyce K. Jacobs by deed recorded in the Office of the County
Clerk of Lincoln County, Wyoming, in Book 189PR, Page 593.
The parcel conveyed by this description is 8.0 acres more or less, and is
conveyed together with all improvements thereon, and easements,
appurtenances and incidents belonging or appertaining thereto, or used in
connection therewith, subject, however, to all mining, mineral and other
exceptions, reservations, covenants, conditions and ri~hts of way of record.

This parcel is also conveyed together with a perpetual easement for the benefit
of the parcel herein conveyed, to be used for ingress, egress and utility
purposes, over, under and across the following described property:
A 60.00 foot wide easement for ingress, egress and utilities over, under and
through portions of Section 25, Township 24 North, Range 117 West of the
6th P.M., Lincoln County, Wyoming, said easement crossing parts of Tract 47
and Lots 2, 4 and 5 of Section 25, said easement being 30 feet on either side of
the following described centerline:
Commencing at the Southeast comer of said Section 24, said comer also being
the Northeast comer of said Section 25 and running thence N 0°11 '25" W,
273.13 feet along the east line of Section 24 to the point of beginning, said
point being a point on a curve concave to the North, having a radius of586.47
feet, a one tangent to said point bears N 88°23 '25" E;
Thence westerly 127.51 feet along the arc of said curve through a central arlgle
of 12°27'25" to the point of reverse curvature of a curve concave to the South,
having a radius of 574.00 feet;
Thence westerly 315.95 feet along the arc of said curve through a central angle
of 31 °32' 17" to a point tangent;
Thence S69°18'34" W, 362.42 feet to the point of curvature of a curve
concave to the Southeast, having a radius of2599.94 feet;
Thence Southwesterly 598.93 feet along the arc of said curve through a central
angle of 13 ° 11 '47" to a point tangent;
Thence S56°06'47" W, 640.31 feet;
Thence S 49°40'01" W, 292.76 feet to the point of curvature of a curve
concave to the Northwest, having a radius of 1142.85;
Thence Southwesterly 527.07 feet along the arc of said curve through a central
angle of26°25'27" to a point tangent;
Thence S 76°05'28" W, 2483.88 feet, more or less, to a point 597.84 feet north
of the southwest comer of Tract 47B, being the intersection of the west line of
Tract 47B and the centerline of Hams Fork County Road No. 12-305;
Together with the right to construct, maintain, improve and repair the said
roadway and utilities;
EXCEPTING AND RESERVING, however, unto the Grantor, an easement for
ingress and egress over and across that portion of the above described
easement located on the parcel herein conveyed to the Grantees, which
reserved easement shall be for the benefit of that certain real property of the
Grantor described on Exhibit A attached hereto, but excepting from such
Exhibit A description the parcel herein conveyed to Grantees, together with the
right to construct, maintain, improve and repair the said roadway.
