SPECIAL WARRANTY DEED
WITH POSSmILITY OF REVERTER
THE CITY OF KEMMERER, A Wyoming Municipality, of 220 Highway 233,
Kemmerer, Wyoming, 83101, the Grantor, and GRUMPIES, LLC, a Wyoming
Limited Liability Company, whose address is: 815 S. Main, Kemmerer, Wyoming,
83101, the Grantee;
That the grantor, for and in consideration of the sum of TEN ($10.00)
DOLLARS and other good and valuable consideration in hand paid, the receipt
whereof is hereby acknowledged, does, by these presents, grant, bargain, sell, CONVEY
AND WARRANT unto the said grantee, the following described real estate, situate in
Lincoln County, State of Wyoming, hereby releasing and waiving all rights under and by
virtue of the Homestead Exemption Laws of the State, to-wit::
Lots 16 and 17 of Block 11 of the Original Town of Kemmerer, Lincoln County,
Wyoming as described on the official plat thereof
SUBJECT, HOWEVER, to all reservations, restrictions, exceptions, easements and rights
of way of record, or in sight or use.
EXCEPTING, RESERVING AND SUBJECT TO the condition reserved unto the
Grantor the possibility of reverter whereby Grantor may exercise said right of reversion
and require Grantee to resell said real property described above to Grantor by giving
Grantee notice prior to midnight, two (2) years and ninety (90) days from the date of
closing, pursuant to the agreement entered into between the parties if Grantee fails to
obtain a building permit and certificate of occupancy. Said possibility of reverter shall
expire upon providing said certificate of occupancy or if Grantor fails to give notice and
file an affidavit of giving of said notice prior to midnight, two (2) years and ninety (90)
days from the date of closing, whichever occurs first.
IN WITNESS WHEREOF, the Grantor has caused these presents to be signed the
day and year first above written.
