AFFIDAVIT AFFECTING TITLE JEANNE WAGNER
LINCOLN COUNTY CLERK, KEMMERER, WY
I, Michael T. Halpin, being first duly sworn, on oath according to law, do hereby make the
following statements of fact and affirm:
1. THAT I am the Vice President of the Meridian Group, Inc., Manager of Alpine
Junction, LLC, which is the founder of the Alpine Meadows Subdivision,
Lincoln County, Wyoming, according to that plat recorded in the Office of the
Lincoln County Clerk, August 23, 2005, as Plat No. 206-A (the "Property").
2 . THAT certain easements referenced in the Certificate of Owners either do not
affect the Property or affect only a portion of the Property as further described in
this Affidavit.
3. THAT the use and maintenance of the roadways within the Property are further
described and defined in this Affidavit.
4. THAT the further subdivision of the mixed-used and business park lots within
the Property are further described and defined in this Affidavit.
5. THAT the three easements identified in Certificate of Owners Number 5 do not
affect the property. The easement identified in Book 100 PR, Page 471 of the
Lincoln County, Wyoming Public Records was vacated by that certain document
recorded in Lincoln County, Wyoming on January 4, 2006 in Book 609 PR, Page
9. The easement identified in Book 136 PR, Page 324 of the Lincoln County,
Wyoming Public Records was vacated by that certain document recorded in
Lincoln County, Wyoming on December 27, 2005 in Book 608 PR, Page 254.
The easement identified in Book 159 PR, Page 292 of the Lincoln County,
Wyoming Public records does not affect the Property
6. THAT with respect to Certificate of Owners Number 6, only Lot 188 of this
subdivision is subject to an easement for electric distribution circuits and
incidental purposes granted to Lower Valley Power and Light, Inc. by
instruments recorded January 26, 1977 in Book 133PR on Page 311 of the
Lincoln County, Wyoming Public Records.
7. THAT with respect to Certificate of Owners Number 7, only Lots 14 through 22,
175, 176-179, 184, and 187 of this subdivision are subject to an easement, 25
feet in width, for electric transmission circuits and incidental purposes granted
to Lower Valley Power and Light, Inc by instrument recorded May 24, 2977 in
Book 136 PR on Page 325 of Lincoln County, Wyoming Public Records (not
depicted on plat).
8 . THAT the easement identified in Certificate of Owners Number 8 does not affect
the Property. The easement identified in Book 18 PR, Page 224 of the Lincoln
County, Wyoming Public Records was vacated by that certain document
recorded in Lincoln County, Wyoming on December 27, 2005 in Book 608 PR,
Page 256.

9. THAT with respect to Certificate of Owners Number 13, the roads and
driveways located within this subdivision shall be private and shall serve as non-
exclusive easements for access and underground utilities for each owner of a lot
within the subdivision, and that non-exclusive access easements ate hereby
granted to utility companies servicing the subdivision and emergency vehicles,
including ambulances, fire fighting vehicles and police vehicles.
10. THAT with respect to Certificate of Owners Number 16, mixed-use lots 184-186
and business park lots 176-183 are subject to further subdivision into
condominium or townhouse lots only.
11. THAT this Affidavit is prepared and filed for record in accordance with Section
34-11-101 of the Wyoming Statutes Annotated.
12. THAT further the Affiant sayeth not.
NOTE TO LINCOLN COUNTY, WYOMING CLERK. This instrument shall be
recorded against the title to all lots within the Alpine Meadows Subdivision, according to
that plat recorded in the Office of the County Clerk, Lincoln County, Wyoming, on August
23, 2005 as Plat No. 206-A.
