WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS, that GARDNER RANCH, INC.,
a Wyoming Corporation, Grantor(s), for and in consideration ofTen (10) Dollars and
other valuable considerations in hand paid, receipt whereof is hereby acknowledged,
CONVEY AND WARRANT to LIND SA YD. GARDNER and ERIN N. GARDNER
Husband and Wife, Tenants by the Entireties, of Afton, Wyoming, Grantee(s), the
following described real estate, situated in Lincoln County, and the State of Wyoming,
hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State, fu-wit:
Exhibit "A" as attached and made a part hereof.

mentio~ did personally appear O. David Gardner and Shirley Ann Gardner on

the President of the Gardner Ranch, Inc., and that the seal affixed is a said
instrument of the Corporation. The said instrument was signed and sealed on
behalf of the said corporation by authority of the Board of Directors, and the said
individual acknowledges the said instrument to be signed as the rree act and deed
of the corporation. The corporation secretary. Shirley Ann Gardner, attested and
confirmed the action of said President as an official act of the corporation.

That part of the SEl/4SWl/4 of Section 13, T32N R119W, Lincoln County, Wyoming,
being part of that tract of record in the Office of the Clerk of Lincoln County in Book 359
of Photostatic Records on page 303, and all of that tract of record in Book 476 of
Photostatic Records on page 16, described as follows:
BEGINNING at the southwest spike of said tract in Book 476 on the south line of said
SE1I4SWl/4, N89°-06' -24"E, 543.00 feet from the southwest corner of said SE1I4SW1I4;
thence N89°-06'-24"E, 264.00 feet, along said south line, to the southeast spike of said
tract in Book 476;
thence continuing N89°-06'-24"E, 264.00 feet, to a spike;
thence NOoo-30' -43"W, 660.00 feet, to a point;
thence S89°-06' -24"W, 528.00 feet, to a point on an existing fence line;
thence Sooo-30'-43"E, 630.00 feet, along said fence line to a point on the north right-of-
way line of the Kennington-Burton Lane County Road No. 12-136;
thence continuing SOoo-30'-43"E, 30.00 feet, to the SPIKE OF BEGINNING;
