WARRANTY DEED
KNOW ALL PERSONS BY THESE ,PRESENTS, that LARRY L. KENNINGTON
and LUANA T. KENNINGTON. trustees of the LARRY L. AND LUANA T.
KENNINGTON FAMILY TRUST dated August 27, 1998, GRANTORS, for and in
consideration of TEN DOLLARS ($10.00) and other good and valuable consideration, in hand
paid, receipt of which is hereby acknowledged, hereby CONVEY AND WARRANT to
DANIEL L. KENNINGTON and LORI A. KENNINGTON, husband and wife as tenants by
the entirety, P.O. Box 243, Cokeville, Wyoming 83114, GRANTEES, and their heirs and
assigns, the following described real property, situate in the County of Lincoln, State of
Wyoming, hereby waiving and releasing all rights under and by virtue of the homestead
exemption laws of the State of Wyoming, to wit:

A portion of the Kennington Family property, as referred to in the Deed
recorded in B~ok 422PR, on Page 57, and the Tomi White property, as referred
to in the Deed recorded on Book 532PR, on Page 337, with the Office of the
Clerk of Lincoln County, Wyoming, within the NW1I4SW1I4 of Section 14 and
the NE1I4SE1I4 of Section 15, all in T31N, R119W, of the 6th P.M., Lincoln
County, Wyoming, the metes and bounds being more particularly described as
follows:

BEGINNING atthe Southwest corner of said Tomi White property, said Point
of Beginning, being 30.00 feet N89°48'56"W, along the North line of the
SEl/4SEl/4 of said Section 15, from the Marlowe A. Scherbel PLS 5368, 1999
location for the Northeast Corner of said SEl/4SEl/4;
thence N89°48'56"W, along said North line, 355.55 feet;
thence Noo41 '27"E, parallel with the East line of said NE1I4SE1I4, 245.41 feet;
thence 889°48'56"E, parallel with said North line of said SEl/4SEl/4, 355.55 feet
to the Northwest comer of said Tomi White property;
thence soo41'27"W, along the West line of laid Tomi White property, parallel
with said East line of said NE1I4SEl/4, 245.41 feet, to the Point of Begjnning,
containing 2.08± Acres of land.
GRANTING and RESERVING: A 60 feet wide Non-Exclusive Right-of-Way
Easement, for Ingress, Egress, and Utilities to Bitter Creek County Road No. 12-
140, the Center Line being more particularly described as follows:
BEGINNING at a Point in the North line of the above described parcel, said
Point of Begjnning, being 39.48 feet N89°48'56"W, along said North line from
the Northeast comer thereof;
thence NI7°S5'02"E 1.39 feet to the begjnning of a 50.00 feet Radius Curve to
the Right;
thence Northeasterly, along said Curve to the Right, through a Central Angle of
61~3'25", an arc length of 53.57 feet, said curve having a chord ofN48°36'44"E
