COURT OFFICER'S DEED
WHEREAS, the Third Judicial District Court of Lincoln County, Wyoming, has heretofore
and on the 6th day of October, 2006, duly entered an order authorizing and directing Frank A.
Johnson as Personal Representative of the Estate of Marcus Edwin Johnson, a/k/a Marcus E.
Johnson, a/k/a Eddie Johnson, deceased to execute and deliver a deed as to certain real estate, as
hereinafter described, upon the performance of certain conditions by Grantee; and
WHEREAS, all conditions precedent set forth and referred to in said order of Court have now
been fully complied with by Grantee;
NOW, THEREFORE, Frank A. Johnson, as Personal Representative of the Estate of Marcus

Edwin Johnson, a/k/a Eddie Johnson, deceased, Grantor, for and in consideration ofthe sum often
dollars ($10.00) and other valuable consideration in hand paid, the receipt whereof being hereby
acknowledged, does by these presents, grant, bargain, sell, and convey unto Orten Zempel and Elaina
N. Zempel, husband and wife, as tenants by the entirety with rights of survivorship, Grantee, all of
said estate's right, title and interest in and to the following described real estate, hereby releasing
and waiving all rights under and by virtue of the Homestead Exemption Laws of the State, to-wit:
NEl/4NW1/4, Section 34, T2IN, R117W of the 6th P.M. in Lincoln
County, Wyoming.

Subject to all mineral leases, reservations, restrictions, exceptions, easements and
rights-of-way of record in sight or use.

Also subject to the Protective and Restrictive Covenants for the above described
property as recorded in the Office of the Lincoln County Clerk and Ex -Officio
Registrar of Deeds, which are covenants rwming with the land and which are binding
on the Grantee and their grantees, assigns, and successors in interest.
Excepting and reserving unto Grantors, their successors or assigns, a perpetual right
of way and easement parallel to and sixty (60) feet in width and distant from the
south bowulary line of the aforesaid property; said easement being reserved for the
purpose of roads and utilities, together with the right to construct, improve, maintain
and use the same without liability for damages, if any.
