Inc., a Pennsylvania corporation, both having offices at 116 Inverness Drive East, Suite 207, Englewood, CO 80112 ("Grantors"), convey and quitclaim unto George Collins and Betty Collins, as joint tenants, having an address of 1005 Gamet, Kemmerer, WY 83101 ("Grantees"), all minerals in the following described real estate, lying in the County of Lincoln, State of Wyoming,: A parcel of land within an unplatted portion of the City of Kemmerer, Wyoming and bein~ part of Tract 53, Section 23 all of the resurvey ofT. 21 N., R. 116 W. of the 6t P.M., City of Kemmerer, Lincoln County, Wyoming. Said parcel of land being a remnant of land being bound on the north side by that particular parcel ofland transferred to the CORPORATION OF THE PRESIDING BISHOP OF THE CHURCH OF JESUS CHRIST OF LATTER-DAY SAINTS by warranty deed as recorded in book 253 PR on page 37 (herein after referred to as the LDS Church Parcel) and being bound on its east side by that particular parcel of land transferred to the CITY OF KEMMERER by corrective special warranty deed as recorded in book 216 PR on page 250 (herein after referred to as the Del Rio Drive Parcel) and being bound on its west side by the east right of way boundary of the Canyon Road easement as recorder in book 189 PR on page 257 (herein after referred to as the Canyon Road easement) all on file in the Lincoln County Clerk's Office in Kemmerer, Wyoming and being more particularly described as follows; Commencing at a point on the south right-of-way line of Antelope Street where is found a rebar with aluminum cap. Said point falling on an electrical power pedestal with no survey monument being found or set; Thence along the easterly boundary line of said LDS Church Parcel and ,the westerly boundary of said Del Rio Drive Parcel about a curve to the right having a radius of 20.0 feet and a long chord bearing S31 °33' 18"E, 20.90 feet (S31°29'38"E, 20.91 feet record) to a point; Thence continuing along said common boundary line between the LDS Church Parcel and Del Rio Drive Parcel Soo04'04"E, 278.00 feet (SOOOO'45"W, 278.10 feet record) to the Point of Beginning of this description, Said point being the southeast comer of said LDS Church Parcel and falling 1" north and centered E- W with an electrical power pedestal with no survey marker found or set. Thence SooOO'27"W, 327.40 feet (SooOQ'45''W record) along the west boundary line of said Del Rio Drive Parcel to the PC of a curve to the left where is found a 5/8" diameter rebar with 2" diameter aluminum cap stamped 'CCI, PELS 5465, 2006' with other appropriate markings (herein after referred to as a 2" CCI cap) set this survey. At said PC of said curve to the left the boundary of this description diverges from that of said Del Rio Drive Parcel as the street as constructed does not fall within said Del Rio Drive Parcel. Thence 187.92 feet along the arc of said curve to the left to a point where is found a 2" CCI cap set this survey. Said curve to the left having a central angle of 41°39'05", a radius of 258.50 feet and a chord of 183.81 feet which bears S20050'OQ"W. Said point being on the west or north boundary line of said Del Rio Drive Parcel; Thence S41°39'32''W, 111.88 feet (S41°39'50"W record) along the west or north boundary line of said Del Rio Drive Parcel to the PT of a curve to the left. Said point being monumented by a 2" CCI cap set this survey. Thence continuing along the west or north boundary line of said Del Rio Drive Parcel 35.70 feet along the arc of said curve to the left to the PC of said curve and the intersection point of said west or north boundary line of said Del Rio Drive Parcel and the east right-of way boundary of said Canyon Road easement. Said point being monumented by a 2" CCI cap set this survey. Said curve to the left having a central angle of 102°14'49", a radius of 20.00 feet and a chord of 31.15 feet which bears N87°13'53''W ( R=20.00 feet, Chord bearing = N87°13'35"W, Chord length = 31,14 feet record). Thence N36°06'55''W (N35°45'56''W record), 559.56 feet along the east right-of way boundary of said Canyon Road easement to the PC of a curve to the right where is found a 2" CCI cap set this survey.
