QUITCLAIM DEED
KNOW ALL MEN BY THESE PRESENTS, Spurlock. Properties LLC, a Wyoming close
limited liability company, of PO Box 3448, Alpine, WY 83128, grantor, in considerati¿n of Ten and
No/1oo Dollars ($10.00) and other good and valuable consideration, the receipt of which is
acknowledged, convey and quitclaim unto Trail Ridge Property Owners Association, a Wyoming
nonprofit corporation, of c/o Ellin E, Spearin of PO Box 3165, Alpine, WY 83128, grantee, all such
right, title, interest, property, possession, claim and demand as it has or ought to have, in or to all
the following desaibed premises, in the County of Uncoln, State of Wyoming, to-wit:
Lot 47 of the Trail Ridge Subdivision First Filing and Lot SO of the Trail Ridge
Subdivision Third Filing and all common areas, including private roadways,
equestrian and walking trails, and water system together with all right-of-way and
easements as set forth and according to the official plats of the Trail Ridge
Subdivision First, Second, and Third Filings thereof on file in the office of the
Uncoln County Clert in Kemmerer, Wyoming.
Together with any and all improvements.
Easement reserved bv arantor
Excepting and reserving unto grantor a nonexclusive, perpetual, right-of-way
easement for ingress and egress and all utilities over, across, and along the
following streets in said Trail Ridge Subdivision: Trail Ridge, Buffalo Drive, and
Shiras Drive, and also that the 60' Access Easement "A" located between Lots 65
and 66 as shown on the Trail Ridge Subdivision Plat Second Filing, for the benefit
of the following desaibed land:
T36N, R119W of the 6th P.M., Uncoln County, Wyoming, a portion of Lot 4 aka
SE1/4NE1/4 of Section 10.
Commencing at the NW comer of Lot 4, thence southerly along the west line of Lot
4,750 feet to the point of beginning: thence southerly along the west line of Lot 4,
240 feet; thence SSeo43'1S"E, 270 feet; thence N00035'1S"E, 240 feet; thence
NSeo43'1 a-w, more or less, 270 feet, more or less, in a straight line to the point of
beginning, containing one and one-half acres, more or less. The above desaibed
property conveyed subject to an easement for a 40 foot unobstruded right-of-way
to that existing roadway of vision, which the grantor used and shall hereafter
continue to use for egress and ingress; and also reserving all mineral and oil and
gas rights.

Also reserving unto grantor in perpetuity, for the benefit of the property described
immediately above in the easement reserved by grantor, the right to participate in
the Trail Ridge Subdivision water system in the same manner and on th.i same
basis as aU lots in that subdivision.

Subject to all covenants, easements, exceptions, restrictions, reservations and
rights-of-way of sight or record induding the First Amended Declaration of
Covenants, Conditions and Restrictions filed in connection with said subdivision.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming,
IN WITNESS WHEREOF, Grantor has caused this Quitclaim Deed to be duly executed
