KNOW ALL MEN BY THESE PRESENTS, That Karen McMillan, of the County of
Lincoln, State of Wyoming, in consideration of the sum of Ten ($10.00) and other good and
valuable considerations, the receipt whereof is hereby confessed and acknowledged, has
remised, released, conveyed and quitclaimed and by these presents does for her heirs, executors
and administrators, remis, release and forever quitclaim unto Jere S. McMillan and Karen D.
McMillan, husband and wife as tenants by the entireties, whose address is S09 Opal Street,
Kemmerer, WY 83101, all such right, title, interest, property, possession, claim and demand, as
she may have or ought to have, in and to the following described premises to-wit:
A parcel of land within an unplatted portion of the City of Kemmerer, Wyoming and being part of
Tract 38 G and Tract 39 and within the NW % of Section 36 all of the resurvey of T. 21 N., R 116
W. of the 6th P.M., City of Kemmerer, Lincoln County, Wyoming and being more particularly
described as follows;
Commencing at the comer number 2 of Tract 39 of the resurvey of T. 21 N., R 116 W. of the 6111
P.M., Lincoln County, Wyoming where is found as standard U.S.G.L.O. brass cap; Thence N
0000S'38"E, 263S.96 feet to comer number 1 of said Tract 39 where is found as standard
U.S.G.L.O. brass cap;
Thence S 79°03'48"W, 722.S1 feet to the Point of Beginning of this description. Said point being
a point on a curve on the east right of way boundary of U.S. Highway 30 and being monumented
by a 2" diameter aluminum cap on a S/8" rebar with the cap being stamped 'CCI, PELS 546S,
2006' with other appropriate markings (said monument herein after referred to as 'a 2" CCI cap')
set this survey.
Thence S83°49'30"E, 1747.48 feet to a point on the west right of way boundary of the Oregon
Short Line Railroad;
Thence S6°21'09"W, 631.17 feet along said west right of way boundary of the Oregon Short Line
Railroad to the northeast comer of the west right of way boundary of the Oregon Short Line
Railroad as described as parcel 2 of that particular transfer of land to the Oregon Short Line
Railroad Company by QCD as recorded in book 131 PR on page 306 on file in the Lincoln County
Clerk's office (said parcel herein after being referred to as OSLRR Parcel 2);
Thence N83°31'S1"W, 101.81 feet along said west right of way boundary of said OSLRR parcel 2
to a point on a spiral curve to the right;
Thence 293.94 feet along the arc of said spiral curve to the right of said west railroad right of way
boundary of said OSLRR Parcel 2 to a point on said spiral curve. Said spiral curve to the right
having a central angle of 3°02'31" and a chord of 293.91 feet which bears S70S9'2S"W;
Thence N89°S2'SS"W, 1636.82 feet to a point on the east right of way boundary of U.S. Highway
30 where is found a 2" CCI cap set this survey;
Thence N6°12'2S"E, 906.02 feet along said east highway right of way boundary to the PC of a
curve to the left where is found a standard 6"x6" concrete highway RO.W. marker;
Thence 191.29 feet along the arc of said curve to the left of said east highway right of way
boundary to the point of beginning. Said curve to the left having a central angle of 4°34'S6", a
radius of 2391.83 feet and a chord of 191.23 feet which bears N4000'30"E.
Said parcel contains 39.4 acres more or less.
Together with an Access and Utility Easement across Parcel KD~ as shown on the Record
of Survey Receiving Number 922290 of the Lincoln County Clerk and Recorders Office and as
described as follows:
An easement for ingress and egress through unplatted portion of the City of Kemmerer, Wyoming
and being part of Tract 39 and within the NW % of Section 36 all of the resurvey of T. 21 N., R
116 W. of the 6111 P.M., City of Kemmerer, Lincoln County, Wyoming. Said easement being 100.0
feet wide and being 100.0 feet offset east and parallel to the following described east right of way
boundary of U.S. Highway 30. The boundary lines of said easement extending to or truncating at
the north and south boundary lines of a parcel of land to be known as Parcel KD 6 of The
Pittsburg and Midway Coal Mining Co. 2006 record of survey of the KD Parcels. Said survey line
also being the east boundary line of said Parcel KD 6 and being more particularly described as
follows;
Commencing at the comer number 1 of Tract 39 of the resurvey of T. 21 N., R 116 W. of the 6111
P.M., Lincoln County, Wyoming where is found as standard U.S.G.L.O. brass cap; Thence S

Thence N 66°29'47'W, 1009.43 feet to the Point of Beginning of this description and the
southwest comer of said Parcel KD 6. Said point being a point on the east right of way boundary
of U.S. Highway 30 and being monumented by a 2" diameter aluminum cap on a 5/8" rebar with
the cap being stamped 'CCI, PELS 5465, 2006' with other appropriate markings (said monument
herein after referred to as 'a 2" CCI cap') set this survey.
Thence N6°12'25"E, 1010.77 feet along said east highway right of way boundary to the point of
terminus. Said point being the northwest comer of said Parcel KD 6 pOint where is found a 2"
CCI cap set this survey;
Said easement being 1010.77 feet in length along its west boundary line more or less.
Excepting and reserving an Access and Utility Easement for the benefit of Parcel KD-8 as
shown on the Record of Survey Receiving Number 922290 of the Lincoln County Clerk and
Recorders Office.

KD Parcels. Said survey line also being the east boundary line of said Parcel KD 7 and being
more particularly described as follows;
Commencing at the comer number 2 of Tract 39 of the resurvey of T. 21 N., R 116 W. of the 6th
P.M., Lincoln County, Wyoming where is found as standard U.S.G.L.O. brass cap; Thence N
00005'38"E, 2635.96 feet to comer number 1 of said Tract 39 where is found as standard
U.S.G.L.O. brass cap;
Thence S 79°03'48"W, 722.51 feet to the Point of Beginning of this description. Said paint being
a point on a curve on the east right of way boundary of U.S. Highway 30 and being the northwest
comer of said Parcel KD 7 and being monumented by a 2" diameter aluminum cap on a 5/8"
rebar with the cap being stamped 'CCI, PELS 5465, 2006' with other appropriate markings (said
monument herein after referred to as 'a 2" CCI cap') set this survey.
Thence 191.29 feet along the arc of said curve to the left of said east highway right of way
boundary to the PC of said curve where is found a standard 6"x6" concrete highway RO.W.
marker. Said curve to the left having a central angle of 4°34'56", a radius of 2391.83 feet and a
chord of 191.23 feet which bears S4°00'30'W.
Thence S6°12'25'W, 906.02 feet along said east highway right of way boundary to the point of
terminus where is found a 2" CCI cap. Said point also being the southwest comer of said Parcel
KD7.
Said easement being 1097.3 feet in length along its west boundary line more or less.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.
