for and in consideration of Ten Dollars ($10.00) and other valuable consideration, in hand paid,
receipt of which is acknowledged, grants and conveys to
Suni Haderlie, LaVal Larson, Cindy Hillyard, Clay Larson, Chet LaVal Larson, and Cal
D. Larson, as joint tenants with full right of survivorship, of PO Box 1, Afton, WY 83110,
grantees,
the following described perpetual right-of-way easement for the following purposes:
1. Purpose of Easement. This easement is for the purpose of providing a perpetual
non-exclusive 16-foot wide right-of-way easement for ingress and egress and all underground
utilities to the property described in paragraph 3, including the right to construct and maintain a
roadway to provide that ingress and egress and for all underground utilities, and including the right
to inspect the easement.
2. Conditions of this Easement. The conditions of this easement are:
a. It is a common easement for the mutual benefit of Grantor and
Grantees and their respective lands.
b. Grantees, their successors in interest and assigns, hereby waive any
and all claims that they may have at the present or in the future against the Grantor
related to Grantees' use, operation or maintenance of the herein described
easement. By accepting, using or allowing any third parties to use the herein
described easement Grantees assume the risk of any and all damage including
property or personal damage.
Grantees shall indemnify and hold Grantor harmless for any damage,
whether property or personal, to any third party whom Grantees allow to use the

herein described easement. This indemnification and hold harmless includes the
expenses of reasonable attorney fees, court costs, and any damages assessed
against Grantor because of the use or maintenance of the easement or any
reasonably related matter to the easement.
c. Grantees are solely responsible for the construction, installation,
operation, and maintenance of any all roads and underground utilities on the
described easement.
3. Property Benefited by Easement. This easement is for the benefit of the fOllowing
described real property of the grantees in Lincoln County, Wyoming:
Beginning at Corner No. 4 of H. E. Survey No. 115 (said Corner No. 4 being
S9°36'W, 99.77 chains, thence S18°43'E, 29.47 chains, thence N72°10'E, 10.08
chains, thence S17°50'E, 40.07 chains from U. S. Location Monument No. 37) and
running thence along the Southerly boundary of H.E. Survey No. 115, S72°18'W,
198 feet to the TRUE POINT OF BEGINNING, said True Point of Beginning being
also the SW corner of that tract of record described in a Warranty Deed recorded in
the office of the Lincoln County Clerk in Book 354 PR, page 647, Recording No.
787203:
Thence along the Southerly boundary of H.E. Survey No. 115, S72°18'W, 396 feet,
thence N17°50'W, 220 feet on a line, parallel to the Easterly boundary of said
survey, thence N72°18'E, on a line parallel to the Southerly boundary of said survey
396 feet to the NW corner of said tract of record in Book 354 PR, page 647, thence
S17°50'E along the West boundary of said tract of record, 220 feet, more or less, to
the point of beginning.
4. Description of Easement. The easement is described as follows:
Beginning at Corner No. 4 of H. E. Survey No. 115 (said Corner No. 4 being
S9°36'W, 99.77 chains, thence S18°43'E, 29.47 chains, thence N72°10'E, 10.08
chains, thence S17°50'E, 40.07 chains from the U. S. Location Monument No. 37)
and running thence along the southerly boundary of H. E. Survey No. 115,
S72°18'W, 594 feet to the Southwest corner of the tract described in Book 578 PR,
Page 798, which is TRUE POINT OF BEGINNING:
Thence continuing along the southerly boundary of H.E. Survey No. 115, S72°16'W,
185 feet, thence N17°50'W, 16 feet, thence N72°18'E, 185 feet on a line parallel to
the Southerly boundary of H. E. Survey 115 to the westerly boundary of the tract

described in paragraph 3 above, being that tract of land described in that certain
warranty deed recorded in the Office of the Lincoln County Clerk in Book 578 PR,
Page 798, thence S17°50'E, 16 feet to the point of beginning.
5. Binding Effect. The terms and conditions of this easement shall be binding upon
and inure to the benefit of the heirs, successors in interest and assigns of the parties named in this
instrument.
6. Waiver of Homestead Rights. The grantor hereby waive and release all rights to
the described easement under and by virtue of the homestead exemption laws of the State of
Wyoming to the extent that such rights may interfere with the purposes of this easement.
