WARRANTY DEED
Greys River, LLC, a Wyoming Limited Liability Company, of Afton, Lincoln County,
Wyoming, grantor, for and in consideration of the sum of Ten and No/100 Dollars ($10.00), the
receipt whereof is hereby acknowledged, and other good and valuable consideration, CONVEYS
and WARRANTS to Box Y Ranch LLC, a Wyoming Close Limited Liability Company, of PO Box
969, Afton, WY 83110, grantee, the following described real estate, situate in the County of Lincoln,
State of Wyoming, and more particularly described as follows, to-wit:
A parcel of land within H.E.S. No. 223 located in Section 17 and 18 unsurveyed,
Township 34 North, Range 116 West, Lincoln County, Wyoming, as follows:
Beginning at a point which is N17°47'W a distance of 303.86 feet from Corner NO.5
of said H.E.S. No. 223, and running thence N17°47'W for 304.27 feet; thence
N73°30'E for 1645.75 feet; thence S18°11'E for 304.32 feet; thence S73°30'W for
1647.88 feet to the point of beginning, and containing 11.50 acres, more or less.
SUBJECT TO all covenants, easements, exceptions, restrictions, reservations, and
rights of way of sight or record.
IN WITNESS WHEREOF, the grantor has caused these presents to be signed by its duly
authorized officer as of this J'I day of November, 2006.
