KNOW ALL MEN BY THESE PRESENTS, that SHIRLEY ANN GARDNER
and O. DAVID GARDNER, Wife and Husband, of Afton, Wyoming, Grantor(s), for and
in consideration ofTen (10) Dollars and other valuable considerations in hand paid,
receipt whereof is hereby acknowledged, CONVEY and QUIT CLAIM, reserving unto
the Grantors a life-time estate, a one-third (1/3) undivided interest to: ROBERT DAVID
GARDNER, a single person, of Afton, Wyoming, Grantee(s), the following described
real estate, situated in Lincoln County, State of Wyoming, hereby releasing and waiving
all rights under and by virtue of the Homestead Exemption Laws of the State, to-wit:
A portion of the S1//2S1/2 of Section 12, T33N, R119W of the 6th P.M., Lincoln
County, Wyoming, being more particularly described as follows:

The True Point of Beginning being an Iron Pipe set at a point in the South line of
said Section 12, said point being 614 feet N89°10'03"W, along said South line,
from the B.L.M. type monument found marking the 1/4 comer between said

Beginning, contining 20.092 Acres of Land.
TOGETHER WITH and SUBJECT TO: All Easements, Exceptions, Restrictions,
Rights-of-Way and Improvements of sight and/or record.
And Quit Claim all right, title and interest in that certain corrective Warranty
Deed, dated April2, 1984, recorded April 2, 1984, in book 212 PR at Page 245 in
the Lincoln County Clerk's Office in Kemmerer, Wyoming.
