NON-EXCLUSIVE GRANT OF EASEMENT
THIS AGREEMENT MADE this 24 day of November, 2006, between Alpine
Development Group, LLC of Lincoln County, Wyoming, hereinafter called Grantor, and Snake
River Junction Commercial Owners Association of Teton County, Wyoming, hereinafter called
Grantee.
The parties agree as follows:

ADVANCE OF EASEMENT.
Grantor hereby grants and conveys a
perpetual non-exclusive easement described in Exhibit A attached hereto to Grantee for
pedestrian egress and ingress over, under, through, and across the real property owned by Grantor
and more particularly described as Lot 5 of Snake River Junction First Filing, a subdivision of
record in the Office of the Clerk of Lincoln County, Wyoming.
2. CONSIDERATION. The consideration given to the Grantor by Grantee, receipt
and sufficiency of which is hereby acknowledged, is Ten Dollars ($10.00) and the connection of
Grantor's property to the sewer line to be installed.
3. EASEMENT TO RUN WITH LAND. This grant of non-exclusive easement

shall run with the land and shall be binding on and hence shall inure to the benefit of the parties

hereto, their heirs, their successors, or assigns. The easement is for the benefit of and
appurtenant to that land, or any portion thereof, which is the dominant estate and which is located
in the County of Lincoln, State of Wyoming, more particularly described as Lot 6 of Snake River
Junction First Filing, a subdivision of record in the Office of the Clerk of Lincoln County,
Wyoming.
4.
LIABILITY AND MAINTENANCE.
It is agreed by the parties hereto that
in accordance with this easement made by the Grantor to the subject Grantee herein, that the
Grantee their heirs, successors and assigns shall be responsible for all of the construction,
maintenance and repairs with regard to the use of the subject easement. Such obligation shall not
include the cost of any real estate taxes or assessments against Lot 5. It is further agreed by the
parties that the Grantor nor their heirs, successors or assigns shall be liable in any manner
whatsoever to the Grantee their heirs, successors, assigns or to any other person for any loss,
injury or damage arising out of the use of the subject easement.

DESCRIPTION OF A PART OF

TO WIT:
A TWENTY FOOT (20.00') WIDE STRIP OF LAND being a part of Lot 5 of Snake River Junction
First Filing, a subdivision of record in the Office of the Clerk of Lincoln County, Wyoming;
said strip is located within the NI/2 of Section 29, T37N, R118W, 6th Principal Meridian, Lincoln
County, Wyoming;
said strip is parallel with and adjoins the west boundary of said Lot 5;
the west boundary of said strip is identical with the west boundary of said Lot 5;
the east boundary of said strip is a line that is parallel with and offset 20.00 feet to the east of the west
boundary of said Lot 5; said east boundary being lengthened or shortened accordingly to meet both the
north and south boundaries of said Lot 5.
