KNOW ALL MEN BY THESE PRESENTS, That Dick R, Luthi aka Dick Luthi aka Dick
Robinson Luthi and Reba S, Luthi aka Reba Luthi, husband and wife, of Freedom, Lincoln
County, Wyoming, in consideration of the trust created herein and for the other covenants
contained herein, convey and quitclaim unto Dick R, Luthi aka Dick Robinson Luthi and Reba S,
Luthi, as Trustees of the Dick Robinson Luthi and Reba S, Luthi Living Trust dated August
7, 1996, grantees, of Freedom, Lincoln County, Wyoming (mailing address: 1100 State Line
Road No. 12-114, Freedom, WY 83120), forever, all such right, title, interest, property,
possession, claim and demand as they have or ought to have, in or to all the following described
premises, in the County of Lincoln, State of Wyoming, to-wit:
Land described in that certain warranty deed dated December 30, 1952, and
recorded in the office of the Lincoln County Clerk in Book 88 PR, page 113, more
particularly described as follows:
Commencing at the SW Corner of Lot 4 in Section 21, T35N, R119W of the 6th
P,M., Lincoln County, Wyoming, and running thence North 49 rods; thence East 160
rods; thence North 40 rods; thence East 115 rods; thence South 89 rods; thence
West 275 rods to the place of beginning.
EXCEPTING THEREFROM, the following described 4 parcels of land:
Exception 1
Land described in that certain warranty deed, dated November 17, 1982, and
recorded in the office of the Lincoln County Clerk in Book 194 PR, page 134, more
particularly described as follows:
Beginning at a point in the West line of said Section 21 said point being North
808.60 feet from the SW corner of said Section 21, thence running S89°32'42"E,
parallel with the South line of said Section 21,370.00 feet; thence South parallel with
said West line, 136.13 feet; thence N89°32'42"W, 370.00 feet to said West line;
thence North, along said West line 136.13 feet to the point of beginning.
Exception 2
Land described in that certain warranty deed, dated December 19, 2002, and
recorded in the office of the Lincoln County Clerk in Book 507 PR, page 891, more
particularly described as follows:

Beginning at the SE Corner of the SW1/4SW1/4 of Section 22, T35N, R119W of the
6th P.M., Wyoming; thence running S89°49'49"W, 779.15 feet to a point being
located in the center of the now existing Salt River; thence Northeasterly along the
now existing centerline of the Salt River the following courses: N13°17'24"E 71.52
feet; thence N46°31'20"E 143.55 feet; thence N55°30'05"E 636.42 feet; thence
N38°49'16"E 217.81 feet; thence running Soo12'22"W 696,23 feet to the point of
beginning.
Exception 3
Land described in that certain warranty deed, dated May 15, 2006, and recorded in
the office of the Lincoln County Clerk in Book 620, page 560, more particularly
described as follows:
Parcel 1
A portion of the Luthi property, as referred to in the Deed recorded in Book 88 PR,
on Page 113, with the Office of the Clerk of Lincoln County, Wyoming, within the
SE1/4 of Section 21, and the W1/2SW1/4 of Section 22, all within T35N, R119W of
the 6th P.M., Lincoln County, Wyoming, the metes and bounds being more
particularly described on Exhibit A attached and incorporated herein by this
reference.
Parcel 2
South 60 feet of GLO Lot 4 and the West 624.50 feet, more or less, of the SE1/4, all
within Section 21, T35N, R119W of the 6th P.M., Lincoln County, Wyoming.
EXCEPTING and RESERVING unto Grantors, their heirs, successors and assigns,
a 10-foot wide perpetual, nonexclusive right-of-way easement for the purpose of
operating and maintaining the existing Kirkbride Irrigation Ditch providing water to
Grantors' lands in GLO Lot 4 and the SE1/4 of Section 21, T35N, R119W of the 6th
P.M., Lincoln County, Wyoming, and any other lands receiving irrigation water by
means of that ditch, said easement being 5 feet on either side of the centerline of
said ditch in its present location on Parcel 2. Grantors shall operate, repair, and
maintain said irrigation ditch over, across and along the above described 10-foot
wide easement to carry irrigation water to grantee's lands as described above.
In conducting any construction or installation activities or making any improvements
on said Parcel 2, Grantee shall at its expense conduct such activities in such a
manner to preserve the integrity of the Kirkbride irrigation ditch and its ability to

continue carrying water to Grantors' lands and any other lands benefited by that
ditch. Grantee shall install, upon completion of a new roadway, a fence along the
North boundary of said Parcel 2.
WITH REGARD TO BOTH OF THE ABOVE PARCELS, THIS CONVEYANCE IS
MADE TOGETHER WITH AND SUBJECT TO all covenants, conditions, easements,
exceptions, restrictions, reservations and rights of way of sight or record including
without limitation those exceptions set forth in that certain Commitment for Title
Insurance issued by Southwest Title Company, Inc., dated November 8, 2005,
Commitment No. FA 14522 O.
PARCELS 1 AND 2 ABOVE ARE CONTIGUOUS WITH EACH OTHER AND WITH
THOSE LANDS PREVIOUSLY CONVEYED TO GRANTEE IN THAT INSTRUMENT
RECORDED IN THE OFFICE OF THE LINCOLN COUNTY CLERK IN BOOK 507,
PAGE 891.
Exception 4
Land conveyed to Kirby D. Luthi and Jeraldine H. Luthi, husband and wife, more
particularly described as follows:

Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.
