Joint Tenants with Rights of Survivorship
Grantors, for and in consideration of TEN ($10.00) DOLLARS and other Good
and Valuable Considerations in hand paid, receipt whereof is hereby
acknowledged, CONVEY AND WARRANT TO:
Craig L. Chadwick and Gayle Chadwick
Husband and Wife
Grantees, whose mailing address is P.O. Box 76, Cokeville, WY 83114, the
following described real estate situate in Lincoln County and State of Wyoming,
hereby releasing and waiving all rights under and by virtue of the homestead
exemption laws of the State to-wit:
Beginning at the Southwest corner of Lot 1 in the Stoner-Kinney First Addition to the
Town of Cokeville, Lincoln County, Wyoming, as surveyed, platted and recorded, thence
North 170 feet along the Westerly boundary line of said Lot 1;
thence East 82.50 feet along the Northerly boundary line of said Lot 1;
thence South 49 feet along a line parallel to the Westerly boundary line of said Lot 1;
thence West 34.50 feet along a line parallel to the Northerly boundary line of said Lot 1 ;
thence South 121 feet along a line parallel to the Westerly boundary line of said Lot 1 to
the Southerly boundary line of said Lot 1;
thence West 48 feet along said Southerly boundary line; which said line is identical with
the Northerly boundary line of the Main Street passing Eastwardly through said
Town of Cokeville, to the place of beginning.
Subject however, to an easement granted to Floyd Roberts and Helen Roberts,
Husband and Wife, for the use of a roadway 1 o feet wide adjoining the line hereinabove
designated as being 120 feet along a line parallel to the Westerly boundary line of said
Lot 1.
Subject to any easements, reservations, restrictions or right-of-ways of record,
of sight or in use.
Reserving unto the Grantors any¡ and all mineral rights associated with said
property.
