WARRANTY DEED
Hugh Gardner Soest and Donna Marie So est, as Trustees of The Greenhills
Revocable Living Trust, fib /0 Hugh Gardner Soest and Donna Marie Soest,
dated June 30, 1989, GRANTORS, of Teton County, State of Wyoming, for and in
consideration of TEN DOLLARS ($10.00) and other good and valuable
consideration, in hand paid, receipt of which is hereby acknowledged, CONVEY
AND WARRANT to Lawrence S. Rodeck and Sandra S. Rodeck, as Trustees of the
Lawrence S. Rodeck and Sandra S. Rodeck Revocable Living Trust dated August 9,
1989, or their successors and assigns, GRANTEES, whose address is P.o. Box 1714,
Jackson, Wyoming 83001, the following described real estate, situated in the
County of Lincoln, State of Wyoming, hereby waiving and releasing all rights
under and by virtue of the homestead exemption laws of the State of Wyoming,
to-wit:
See Exhibit /I A" attached hereto and by this reference made a part
hereof.

Together with a non-exclusive easement for access, ingress, egress and
underground utility purposes over and across that parcel of real property
described on Exhibit "B" attached here and by this reference made a part
hereof which easement is subject to a requirement on the part of the Grantee
to in good faith enter into a joint roadway use and maintenance agreement.
Reserving unto the Grantor and its heirs, successors and assigns a non
exclusive easement for access, ingress, egress and underground utility
purposes over and across that portion of the property tobe granted to
Grantee as said easement is described in Exhibit "C" attached hereto and by
this reference made a part hereof. This reserved easement shall be subject to
a requirement for participation in a joint roadway use and maintenance
agreement and shall be appurtenant to a property of Grantor situated in the
southeast quarter of Section 19 and the northwest quarter of Section 30 T34N,
Rl18W and the northeast quarter of Section 25 Township 34 North Range
119W, Lincoln County, Wyoming.
The property shall further be subject to the following restrictions:
1) The property may not be used for more than one (1) '"
single-family residence and an appurtenant garage or storage structure which
shall be utilized in conjunction with agricultural operations of the property.
2) Use of that portion of the property not improved with an
allowed single-use family residence shall be restricted to agricultural use only,
which may include the construction of agricultural facilities such as a
bam/ machine shed or other such facilities directly related to the agricultural
use of the property.
3) The property may not be divided or subdivided at any
time for any purpose.
4) Commercial or paid guided hunting on the property is
prohibited.
5) The Grantor reserves for itself and its successors and
assigns the right to delete any of the foregoing restrictions in the Grantor's
sole discretion.

mineral rights appurtenant thereto and owned by Grantors, if any,
