WARRANTY DEED
Nedra J. Stock, Grantor, Lincoln County, and State of Wyoming, for and in consideration of
Ten dollars ($10.00) and other good and valuable consideration in hand paid, receipt whereof is
hereby acknowledged, CONVEYS AND WARRANTS to Wallace L. Stock, Grantee, whose address
is 751 Cypress Lane, Cheyenne, Laramie County, Wyoming, 82009 the following-described real
estate, situate in Lincoln County and State of Wyoming, to-wit:
SEE EXHIBIT A
and the said Grantor hereby covenants with the said Grantee that grantor is lawfully seized of said
premises; that they are free from encumbrances; and Grantor warrants the title thereto against the
lawful claims of all persons whomsoever, except: restrictions, reservations, easements and
encumbrances of record. Hereby releasing and waiving any and all rights under and by virtue of
the homestead exemption laws of this state.
This is a division of land for the purpose of a single gift or sale to a member of the landowner's
immediate family pursuant to Wyo. Stat. § 18-5-303(a)(i).

part of that tract of record in the Office of the Clerk of Lincoln County in Book 371 of
Photostatic Records on page 93, described as follows:
BEGINNING at the northeast corner of said EY2SW~;
thence SOoo-00'-48"E, 1939.30 feet, along the east line of said EY2SW~, to a point;
thence S89°-51 '-29"W, 338.23 feet, to a point;
thence NOl o-15'-24"W, 1939,77 feet, to a point on the north line of said EY2SW~;
thence N89°-52'-29"E, 380.32 feet, along said north line, to the CORNER OF
BEGINNING;
ENCOMPASSING an area of 16.00 acres, more or less;
the BASE BEARING for this survey is the east line of the SE~ of Section 26, T32N
R119W, being NOoo-32' -06"W;
TOGETHER with a right of ingress, egress and utilities over, under and across a strip of
land sixty (60) feet in width with the centerline described as follows;
BEGINNING at the southeast point of Lot 1 of the Paul Stock 7L 7 Ranch Subdivision
Amended of record in the Office of the Clerk of Lincoln County as Plat No. 199-G;
thence N01°-46'-34"W, 1303.36 feet, along the east line of said Lot 1, to the northeast

that the easterly and westerly right-of-way lines of the above described easement to be
shortened or lengthened as necessary to create a continuous easement with a
minimum width of sixty (60) feet to meet the south line of said EY2SW~ and the
north line of said Lot 1 and its easterly extension thereof; AND
TOGETHER with a right of ingress, egress and utilities over, under and across a strip of
land sixty (60) feet in width with the northerly line described as follows;
