Abriani, A Single Person, of the County of Lincoln, State of Wyoming in consideration of Ten and 00/100's Dollars ($10.00) and other good and valuable consideration to them in hand paid the receipt whereof is hereby confessed and acknowledged, have remised, released, convey and forever quitclaimed and by these presents do for my heirs, executors and administrators, remise, release and forever quitclaim unto William F. Abriani, A Single Person, whose address is P.O. Box 5, Kemmerer, WY 83101 heirs and assigns, forever, all such right, title, interest, property, possession, claim and demand as I have, ought to have in or to all the following described premises, to-wit: A parcel of land embracing a portion of Tracts 46 and 50 of Johnson & Jaeckles resurvey of Section 23, T21N R1l6W of the 6th P.M., and also being a portion of that tract of record recorded in Book 41lPR on page 364 (Frank W. KIun Parcel) and being more particularly described on attached Exhibit A: WITNESS our hands this 12th day of February, 1999. Klun Parcel) and being more particularly described as follows: Beginning at GLO brass cap marking the comer common to tract 46, 50 and 52; thence S 00001 '25" W, along the line between Tracts 46 and 52, also being the corporate boundary between Diamondville and Kemmerer, a distance of 462.54 feet to an aluminum cap set at the Southwest comer of the Frank W. Klun parcel; thence S 89058'34' E, at right angles to the line between tracts 46 and 52, a distance of 448.92 feet to an aluminum cap; thence N 06030' 11" W, a distanc of 541.22 feet measured (N 6028'36" W, 541.03 feet Rec) to the point of beginning of this description where is found a 5/8" rebar with aluminum cap stamped "CCI,PELS 5465". Said point of beginning being the common comer to the following parcels of land previously conveyed from said Frank W. Klun to: Charles Short and Linda Short (Short Parcel) as recorded in Book 423PR on page 836; John R. Rosas and Kathleen Rosas (Rosas Parcel) as recorded in Book 426PR on page 841; Dennis Fomstrom and Sheri Fomstrom (Fomstrom Parcel) as recorded in Book 426PR on page 590; all on file in the Lincoln County Clerk's Office in Kemmerer, Wyoming; thence N 6028'32" W, a distance of 368.09 feet to a comer on the northerly boundary line of said Frank W. Klun Parcel where is found a rebar with aluminum cap stamped "CCI,PELS 5465"; thence S 69004'28" E, along the northeasterly boundary line as said Frank W. Klun Parcel, a distance of 84.72 feet to the southwest comer of Parcel 64 of the Replat of the Town of Diamondville, Wyoming where is found a 5/8" rebar with aluminum cap stamped "CCI,PELS 5465"; thence S 57013'49" E, along the northerly boundary line as said Frank W. Klun Parcel, a distance of 148.62 feet to the northwesterly comer of the said Rosas Parcel; Said northwesterly comer of Rosas parcel being N 57002'09" W, 8.97 feet from the southeast comer of Parcel 65 of said 1942 replat of the Town of Diamondville, Wyoming where is found a V2" diameter rebar with plastic survey cap stamped "Smith, LS 2616"; thence S 32031'04" W, along the northerly boundary of said Rosas Parcel, a distance of 302.46 feet to the point of beginning.
