EASEMENT
KNOW ALL PERSONS BY THESE PRESENTS, that HANNAH R. KNOWLTON,
f/kla HANNAH R. HYDE, f/kla. HANNA C. ROBINSON, a married woman, as her sole and
separate property, and JUDITH A. ROBINSON, a married woman as her sole and separate
property, Grantors, for and in consideration of TEN DOLLARS ($10.00) and other valuable
consideration, in hand paid, receipt of which is hereby acknowledged, hereby CONVEY AND
WARRANT to LAEL L. ALLRED and CHRISTINA K. ALLRED, husband and wife,
Grantees, and their heirs and assigns, a sixty-foot (60') wide perpetual right-of-way easement on
the following described real estate situate in the County of Lincoln, State of Wyoming, for the
following purposes:
1. Description of the Easement. An Easement over the following described 60-foot
wide strip of land, the centerline of said strip of land being described as follows:
BEGINNING at a Point in the East line of said Parcel E Adjusted (said Parcel E
being that parcel so identified in the Corrective Warranty Deed that was recorded on July
12,2003 in Book 523 PR at Pages 617 through 620 as Instrument No. 890671 in Office
of the Clerk of Lincoln County, Wyoming), said point being 331.27 feet N89°01 '47"W
and 243.94 feet SI° 37'48"W from said Scherbel BLM type monument; thence
SI°37'48"W 971.82 feet, more or less, to a point in the North line of the 60-foot wide
Easement running Westerly to Highway 89 as described and shown on Plat 1l2-D, filed

on March 1, 1996 as Instrument No. 816189 in the Office of the Clerk of Lincoln County,
Wyoming.
2. Purpose of the Easement. This easement shall be for the purpose of providing a
perpetual sixty-foot (60') wide right-of-way easement for ingress, egress, and utilities to the
property owned by Grantees, said property being that which is described in the Corrective
Warranty Deed that was recorded on July 12,2003 in Book 523 PR at Pages 617 through 620 as
Instrument No. 89067 in Office of the Clerk of Lincoln County, Wyoming.
3. Conditions of the Easement. The easement shall be used for ingress, egress and
underground utilities.
4. Maintenance of the Easement. Grantees shall share equally with Grantors the
costs of the maintenance of the road surface of easement, including snow removal. Costs of
maintenance or installation of the underground utilities or road maintenance shall be paid by the
person or persons installing or maintaining the underground utilities, and neither Grantors nor
Grantees shall be obligated to pay such costs without agreeing in writing thereto.
5. Binding Effect. The terms and conditions of this easement shall be binding upon
and inure to the benefit Grantors and Grantees heirs and assigns.
