SHERIFF'S DEED
WHEREAS, Daniel John Brokens and Karie Ann Brokens, as
mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc.
acting solely as a nominee for Decision One Mortgage Company, LLC, as
mortgagee, the hereinafter described real property by that certain mortgage
dated September 1, 2005 (the "Mortgage"), and duly recorded in the records of
the office of the County Clerk and ex-officio Register of Deeds in and for Lincoln
County, State of Wyoming, on September 6, 2005, at Reception No. 911586 in
Book 596 at Page 714.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Bank of New York as Trustee for the Certificateholders CWABS II, Inc.

All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Bank of New York as Trustee for the Certificateholders CWABS II,
Inc. LFT 2005-03, acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on September 26, 2006, at 10:00 o'clock in the forenoon, at public
venue, at the front door of the Lincoln County Courthouse located at 925 Sage

! '1 WHEREAS, Bank of New York as Trustee for the Certificateholders
t1 CWABS II, Inc. LFT 2005-03 ("Successful Bidder") made the highest and best
bid for the hereinafter described real property in the sum of $127,283.01, and the
said real property was then and there sold to the Successful Bidder on
September 26, 2006 ("Sale Date"); and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex-officio Register of Deeds
in and for Lincoln County, State of Wyoming, on September 26, 2006, at
Reception No. 922823 in Book 635 at Page 86;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Lee Gardner, Sheriff in and for said County of Lincoln, State of Wyoming,
in consideration of the premises, have GRANTED, BARGAINED, and SOLD,
and do hereby TRANSFER and CONVEY, to said Bank of New York as Trustee
for the Certificateholders CWABS II, Inc. LFT 2005-03,7105 Corporate Dr., PTX
B-35, Piano, TX 75024, its successors and assigns, all right, title, and interest to
the following described real property situate in Lincoln County, State of
Wyoming, to-wit:
