WARRANTY DEED
MATTHEW AUSTIN JOHNSON AND MICHELLE LYNN MANNING, as Husband and Wife,
who reside at 75 Spruce Drive, Alpine Wyoming, and whose address is PO Box 9328, Jackson,
Wyoming 83002, as GRANTOR, for and in consideration of One Dollar ($1.00) and other good
and valuable consideration in hand paid, the receipt and sufficiency of which are hereby
acknowledged, CONVEY AND WARRANT to R.A. Manning Construction, Inc., a
Wyoming Corporation, as GRANTEE, whose physical address is 3650 Hwy 390, Jackson
Wyoming, 83001, the following described property situated in the County of Lincoln, State of
Wyoming, to wit:
Lot 45 of the Rees Subdivision, being part of the North Half of the Southeast
Quarter of Section 20, Township 37 North, Range 118 West, Lincoln County,
Wyoming, According to that plat recorded in the Office of the Lincoln County
Clerk.
Subject to taxes, encumbrances, covenants, conditions, restrictions, reservations, rights-of-way,
and easements of sight and record if any, and together with all tenements, hereditaments,
appurtenances and improvements thereon or thereunto belonging, and all the estate, right, title,
interest, property, possession, claim and demand whatsoever, both in law and equity, which the
aforesaid Robert James Manning possessed.
WITNESS the due execution and delivery of this instrument effective as of this
