RESTRICTIVE EASEMENT GRANT
Geraldine R. Bagley, Trustee of the Lorain J. Bagley and Geraldine R. Bagley
.Revocable Trust dated 22 November 1993, of Fab-view, Lincoln County, Wyoming,
and hereinafter referred to as Grantor, do hereby convey to Gerald L. Brown and
Tamara C. Brown, Grantee(s), for' the sum of One Dollar and other considerations,
a perpetuå.1 restrictive easement for a No-Build Area, encompassing an area of 1.01
acr:es, more or less, situated in the County of Lincoln, State of Wyoming, to-wit:
SEE ATTACHED LEGAL DESCRlFTION LABELED "EXHIBIT A"
Gr~tntor shall not build or construct, nor pennit to be built or constructed, any
bunding or other improvement upo-n the above-des€:ribed lands. Thi$ Restridive
.Easement shall be binding upon and inure to benefit of the successors and assigns of
Grantor .and .the successors and ~ssigns øf.Grantee(tI), and may be. assigned in whole
or in part by Grantee(s).
Grantor shall have the right to use said lands except for the specific purposes for
which this Resttictive. Easement, No..Build Area, is granted to· Grantee(s), .provided
SUtþ use does not interlere with the rights g~anted to Grantee(s) hereunder.

That part of the NEl/4 of Section 17, T31N Rl19W, Lincoln County, Wyoming, being
part of that tract of record in the Office of the Clerk of Lincoln County in Book 344 of
Photostatic Records on page 479, described as follows:
BEGINNING at a spike, on the centerline of Crow Creek County Road No, 12-141, N85°-
45'-56"W, 1617.29 feet, from the southeast comer of said NE1/4;
thence N26°-32' -56"E, 30.00 feet, to a point on the northerly right-of-way line of said
County Road;
thence N41 0_52' -07"E, 350.38 feet, to a point;
thence SOoo-52' -09"E, 304.08 feet, to a spike on said centerline;
thence westerly, 259.22 feet, along said centerline, along the arc of a non-tangent circular
curve to the right through a central angle of 450-41' -56" with a radius of 325.00 feet and
a chord bearing N86°-18'-02"W 252.40 feet, to the SPIKE OF BEGINNING
ENCOMPASSING an area of 1.01 acres, more or less;
the BASE BEARING for this survey is the east line of the NEl/4 of Section 17, T31N
Rl19W, being SOoo-58'-00"W;
each "comer" found as described in the Comer Record filed or to be filed in the Office of
the Clerk of Lincoln County;
each "point" marked by a 5/8" x 24" steel reinforcing rod with a 2" aluminum cap
inscribed, "SURVEYOR SCHERBEL LTD AFT ON WY PLS 5368", with appropriate
details;
each "spike" marked by a 3/8" x 12" steel spike referenced by a 5/8" x 24" steel
reinforcing rod with 2" aluminum cap inscribed, "SURVEYOR SCHERBEL LTD AFTON
WY PLS 5368", with appropriate details;
all in accordance with the plat prepared to be filed in the Office of the Clerk of Lincoln
County titled, "PLAT OF TRACT LORAIN J, BAGLEY AND GERALDINE R.
