Grantor, for and in consideration of TEN ($10.00) DOLLARS and other Good and
Valuable Considerations in hand paid, receipt whereof is hereby acknowledged,
CONVEY AND WARRANT TO:
Steve A. Walker and Phyllis A. Walker
Husband and Wife
As tenants by the entireties
Grantees, whose mailing address is PO Box 88, Opal, WY 83124, the following
described real estate situate in Lincoln County and State of Wyoming, hereby
releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State to-wit:
Parcel 1 :
Lots 23, 24 and 25 of the Lozier Ranch Second Subdivision, as said lots are laid
down and described on the Official Plat of said Subdivision on file and of record
in the Office of the County Clerk, Ex-Officio Register of Deeds in and for Lincoln
County, Wyoming.
Parcel 2:
That part of Lot 39 and Lot 40 of Twp. 21 N., Rge. 113 W., and part of Lot 3 of
Section 21, Twp. 21 N., Rge. 113 W., 6th Principal Meridian, Lincoln County,
Wyoming and formerly known as Lot 20 and Lot 21 of the Lozier Ranch
Subdivision of record in the Office of the County Clerk as Plat No. 309 and Lot 26
of the Lozier Ranch Second Subdivision of record in the said Office as Plat 309B
described as follows:
BEGINNING at a point on the north line of said Lot 40, S 89°19'00" W, 1,012.89
feet from Corner No. 1 of said Lot 40;
thence S 10°55'15" W, 776.91 feet along the line common to Lots 25 and 26 of
the said Lozier Ranch Second Subdivision to a point;

marking the beginning of a curve;
thence westerly, 1,614.89 feet (1613.89' record) along the arc of a circular curve
to the left through a central angle of 30°59'43" with a radius of 2,985.18
feet along the said right-of-way line to the corner marking the end of the
curve;
thence S 68°07'42" W, 536.16 feet along the said right-of-way line to a corner on
the west line of said Lot 40;
thence N 01 °01 '38" E, 2,719.33 feet along the said west line to a corner for the
intersection with the southerly right-ot-way ot State Highway 30 N;
thence N 51°16'10" E, 262.06 feet along the said right-ot-way line to the corner
for the commencement of a curve;
thence northeasterly, 374.13 feet along the arc of a circular curve to the right
through a central angle of 15°30'24" with a radius of 1,382.40 feet to an
intersection with the north line of said Lot 40;

The following lands located in Twp. 21 N., Rge. 113 W., 6th Principal Meridian,
Lincoln County, Wyoming:
Sections 20 and 21: All of that property lying southerly of the south property line
of the land deeded to the Short Line Railway Company recorded March 2, 1889
in Book D, Page 390.
Lot 5 of Section 20 T21N, R113W, of the 6th P.M., Lincoln County, Wyoming.
Section 29: NW%, NE%, SE%, N%SW%, SW%SW% and SE%SW1/4 (all>

LESS AND EXCEPT the following lands:
From said Section 21 the 24.52 acres, more or less, heretofore conveyed by the
Union Pacific Railway Company to the Oregon Short Line Railway Company
dated May 12,1888, recorded March 2,1889 in Book D, Page 390.
The two tracts of land situated within the boundaries of said Sections 20 and 21
consisting of a total of 33.76 acres, more or less, heretofore conveyed to Lincoln
County, Wyoming by Warranty Deed dated September 9, 1932, recorded
September 22, 1932, in Book 19 of Deeds on Page 11 in the Office of the County
Clerk of Lincoln County, Wyoming.
The two tracts of land in Section 21, consisting of a total of 48.1 acres, heretofore
conveyed by Marcus D. Nelson, et ai, to Idella Nelson Calhoun Pugmire by
Warranty Deed dated April 17, 1957, recorded May 15, 1957 in Book 22 on Page
224, in the Office of the County Clerk of Lincoln County, Wyoming.
That part of Section 21, T21N, R113W of the 6th P.M., Lincoln County, Wyoming
which is north of the Union Pacific Railroad right-of-way and south of the
approximate centerline of Old Highway 30 N being described as follows:
Beginning at a point along the east line of Section 21, said point being N 0°12'00"
W, 188.00 feet from the east quarter corner of Section 21;
thence S 89°12'33" W, 660.90 feet along the northerly boundary of that land
belonging to the Idella Nelson Calhoun as recorded in Book 22PR on
Page 224, Lincoln County Clerks Office;
thence S 0°03'51" W, 2,145.88 feet along the westerly boundary of the Idella
Nelson Calhoun property to the northerly right-of-way line of the Union
Pacific Railroad;
thence N 80°52'35" W, 4,104.68 feet along the northerly right-of-way line of the
Union Pacific Railroad;
thence N 0°02'06" W, 2,741.80 feet to the point on the approximate centerline of
Old Highway 30 North, said point being on a non-tangent curve to the right
whose radius point bears S 19°46'16" W, 5,001.19 feet;
thence along said curve to the right through a central angle of 2°12'22", an arc
distance of 192.57 feet;
thence S 68°01'22" E, 2,474.53 feet to a point of curve to the left whose radius
point bears N 21 °58'38" E, 2,234.97 feet;
thence along said curve to the left through a central angle of 22°46'05", an arc
distance of 888.13 feet;
thence N 89°12'33" E, 1,375.56 feet to a point on the east line of Section 21;

beginning. Said tract contains 218.001 acres more or less.
Together with all buildings, improvements and appurtenances thereon situate or
in anywise appertaining thereto.
