WARRANTY DEED
LYLE B. PETERSEN and KATHRYN ANNE PETERSEN DEITZ, husband and
wife, GRANTORS, of Sweetwater County, Wyoming, for and in consideration ofTen and
No/lOO Dollars ($10.00) in hand paid, and other good and valuable consideration, receipt
whereof is hereby acknowledged, CONVEY AND WARRANT TO WRITER'S ROOST,
LLC, a Wyoming limited liability company, GRANTEE, whose address for purposes of
mailing tax notices is P.O. Box 2341, Rock Springs, Wyoming 82935, the following
described real estate, situate in Lincoln County and State of Wyoming, hereby releasing and
waiving all rights under and by virtue of the homestead exemption laws of the State of
Wyoming, to-wit:
Lot Three (3) of Block Ten (10) of the Town of Kemmerer, Lincoln County,
Wyoming, as described on the official plat filed thereof; and
Lots Six (6) and Seven (7) of Block Sixty (60) of the Second Addition to the
Town of Kemmerer, Lincoln County, Wyoming, as described on the official
plat filed thereof, EXCEPTING THEREFROM the westerly 50 feet of Lots 6
and 7 of said Block 60.
Together with all improvements thereon, and easements, appurtenances and
incidents belonging or appertaining thereto, or used in connection therewith,
subject, however, to all mining, mineral and other exceptions, reservations,
covenants, conditions and rights of way of record.
The above-described property is conveyed subject to a mortgage executed by Lyle B.
Petersen and Kathryn Ann Petersen Deitz, husband and wife, in favor of First Interstate Bank
of Riverton, Wyoming, dated October 26, 2006, in the principal sum of $.63,922.05, and
filed for record in the Office of the County Clerk and Ex-Officio Register of Deeds within
and for Lincoln County, Wyoming, on October 26,2006, and recorded in Book 638, at Pages
288, which mortgage indebtedness the Grantee herein agrees to assume and pay.
