Warranty Deed
Know all persons by these presents that Remy Levy and Catherine Kehr, husband and wife, as
tenants by the entireties, of 970 West Broadway, Box 291, Jackson, Wyoming 8jOOl
(collectively the "Grantors"), for ten dollars ($10.00) and other good and valuable consideration,
the receipt and sufficiency of which is hereby acknowledged, do hereby convey and warrant unto
Dream Venture II, LLC, with its principal mailing address at 970 West Broadway, Box 299,
Jackson, Wyoming 83001, (the "Grantee"), the following described real property situated in the
County of Lincoln, State of Wyoming, more particularly described as follows:
The WY2NEY4 of Section 10, Township 35 North, Range 119 West 6th P.M., Lincoln
County, Wyoming.
Excepting therefrom:
Lot 1 of the Good Neighbor Subdivision, according to that plat recorded in the
Office of the Lincoln County Clerk on March 14,2003, as Plat Number 131-C.
The SEY4SEY4 of Section 3, Township 35 North, Range 119 West 6th P.M.,
Lincoln Comity, Wyoming.
Further excepting therefrom: That portion of land commencing at the Northeast Corner of
the SEY4SEY4 of Section 3, Township 35 North, Range 119 West 6th P.M., Lincoln
County, Wyoming, and running thence West 308 feet; Thence South 209 feet; Thence
East 308 feet; Thence North 209 feet to the point of beginning.
Further excepting therefrom: That part of the NEY4NEY4 and that part of the SEY4NEY4 of
Section 10, T35N, R119W, Lincoln County, Wyoming, identical with the north sixty (60)
feet of that tract of record in the Office of the Clerk of Lincoln County in Book 434 of
Photostatic Records on Page 440, secondarily described as follows:
Beginning at a spike on the east line of said SEY4NEY4, NOoo08'36"E, 1251.50
feet, from the southeast corner of said SEY4NEY4;
Thence N88°56'58"W, 1320.47 feet. Along a line parallel with the north line of
said tract in Book 434, to a point on the west line of said tract, identical with the

Further excepting therefrom: That certain Utility Easement located within the NEy.¡NEy.¡

October 2006, as revised.
Together with and including all oil, gas, and other mineral rights owned by Grantors, and
all other appurtenances and hereditaments thereunto belonging. Subject to taxes and all
covenants, conditions, restrictions, easements, reservations, rights and rights-of-way of
sight and/or record.
Furthermore, know all persons by these presents that the Grantors do hereby waive and .release
all right under and by virtue of the homestead exemption laws of the State of Wyoming.
