KNOW ALL PERSONS BY THESE PRESENTS, that RANDALL B. LUTID, a
: single màn, of 3006 Stateline Road, Freedom, Wyoming 83120, and JOHN RYCK LUTHI, a
: single man, of 339 East 600 South #1109, Salt Lake City, Utah 84111, as Joint Tenants with
'Rights of Survivorship, GRANTORS, for and in consideration ofTEN DOLLARS ($10.00) and
other good and valuable consideration, in hand paid, receipt of which is hereby acknowledged,
. hereby grant to JOHN FERRIS and MARTHA E. FERRIS, husband and wife, as tenants by
'the entireties, of P.O. Box 764, Thayne, Wyoming 83127, GRANTEES, and their heirs and
assigns, an easement across Grantors' real property, situate in the County of Lincoln, State of
Wyoming, hereby waiving and releasing all rights under and by virtue of the homestead
exemption laws of the State of Wyoming, as follows:
A. EASEMENT. A nonexclusive right of way easement sixty feet (60') in width for
ingress and egress, and for underground utilities, on property owned by Grantors, running from
Freedom North County Road No. 12-114 (also known as Stateline Road) to Lot 1 of Winter
Bourne Farm Subdivision, said right of way easement being that shown on the plat that was filéd
March 23, 2007, as Receiving No. 927809, in the Office of the County Clerk, Lincoln County,
Wyoming, labeled thereon as "Waters Neap", to, and in favor of, the property owned by
Grantees, which is Lot 1 of Winter Bourne Farm Subdivision. Grantors hereby reserve the right
to ingress and egress on the right of way easement, and to the installation therein of underground
utilities within said right of way easement.
B. EASEMENT NOT TO BE OBSTRUCTED. Except for temporary obstructions
required for the purposes of maintaining and improving the right of way easement and for the
installation and maintenance of utilities therein, the right of way easement shall not be obstructed
in any manner that would impede free ingress and egress unless there is written agreement
otherwise between Grantors and Grantees.
C. IMPROVEMENTS AND MAINTENANCE. The cost of any improvements
made to or any maintenance completed within the right of way easement shall be solely the
responsibility of Grantors or Grantees who are making such improvements or completing such
maintenance unless there is written agreement otherwise between Grantors and Grantees. The
costs of restoring any improvements within the right of way easement that are disturbed or
damaged as a result of maintenance of or use of the right of way easement shall be the
responsibility of the party causing such disturbance or damage.

D. EASEMENT TO RUN WITH THE LAND. The right of way easement created
herein shall run with the lands identified herein, and shall be binding on and shall inure to the
benefit of Grantors and Grantees and their respective heirs, successors, or assigns.
