Edwards, individually and as trustee of the John and Patricia Edwards Revocable Living Trust of 2002, the undersigned, whose address is PO Box 262, Frredom, Wyoming 83120 do hereby make, constitute, and appoint my husband, John S. Edwards as my attorney-in-fact. My attorney-in-fact is hereinafter referred to as "agent." General Provisions 1. Disability of PrincipaL This power of attorney shall be and remain effective regardless of my subsequent disability or incapacity. The authority of my attorneys shall be exercisable notwithstanding any uncertainty as to whether I am alive. Any act done by my agent during any period of my disability or incompetency or during any period of uncertainty as to whether I am alive shall have the same effect as though I were alive, competent, and not disabled, and shall inure to the benefit of and by me, my heirs, devisees, and personal representatives. 2. Interpretation and Governing Law. This instrument is to be construed and interpreted as a general durable power of attorney. The enumeration of specific powers is not intended to, nor does it, limit or restrict the general powers herein granted to my agent. Paragraph headings are for convenience only and are not to be deemed to be part of this instrument. This instrument is executed and delivered in the State of Wyoming, and the laws of the State of Wyoming shall govern all questions as to the validity of this power and construction of its provIsIons. 3. Third-Party Reliance. Third parties may rely upon the representation of my agent as to all matters relating to any power granted to my agent, and no person who may act in reliance upon the representations of my agent or the authority granted to my agent shall incur any liability to me or my estate as a result of permitting my agent to exercise any power, and for the purpose of inducing third parties to rely on this power of attorney, I warrant that, if this power is revoked by me or otherwise terminated, I will indemnify and save such third party harmless from any loss suffered or liability incurred by such third party in good faith reliance on the authority of my agent prior to such third party's actual knowledge of revocation or termination of this power of attorney whether such termination is by operation of law or otherwise. This warranty shall bind my heirs, devisees and personal representatives. 4. Photographic Copies. Photographic or other facsimile reproductions of this executed power may be made and delivered by my agent and may be relied upon by any person to the same extent as though the copy were an original. Anyone who acts in reliance upon the representation or certificate of my agent, or upon a reproduction of this power, shall not be liable for permitting my agent to perform any act pursuant to this power. Grant of Powers benefit: My agent is authorized to exercise the following powers in my name and for my 1.Real Property Powers. To execute in my behalf as fully and effectually as I could do if personally present and acting on any and all documentation necessary or incidental to leasing as well as effecting and closing the sale of any real property in which I own a full or partial interest. This authority also extends to any additional real property I have subsequently acquired or failed to list for any reason. The authority to handle my real property shall include but not be limited to the authority (a) to buy, contract to buy, receive, lease or rent for any term, accept, or otherwise acquire real estate or any options thereon or interests therein, including any and all rights for the development of oil, gas or other mineral deposits, wherever situated, on such terms, conditions and considerations as my agent shall deem proper, in my name, or jointly in my name and that of any other party or parties including my agent; (b) to sell, contract to sell, convey, mortgage, hypothecate, encumber, exchange, lease or rent for any term, grant options to purchase or otherwise dispose of any or all real estate in which I now have or may hereafter RECEIVED 4/25/2007 at 9:49 AMRECEIVING # 928741 BOOK: 655 PAGE: 698 JEANNE WAGNER Q928741 000699 acquire any right, title or interest, including any and all rights for the development of oil, gas, or other mineral deposits, whether such real estate be homestead or nonhomestead, or whether such real estate to be owned as community property, in joint tenancy, tenancy by the entireties, tenancy in common or in any other manner or capacity, and in my name, or jointly with any other party or parties, including my agent, on such tenns, conditions, and considerations as my agent shall deem proper, and to sign, seal, execute, acknowledge and deliver any and all instruments in writing of any kind and nature, as may be necessary or convenient, including but not limited to Warranty Deed, Quitclaim Deed, Contract for Deed, Notice of Contract for Deed, Promissory Note, Mortgage, Release of Mortgage, Escrow Instructions, Assumption Papers, and Closing Settlement Statement, containing such tenns and conditions, and such warranties and covenants, if any, as my agent shall deem advisable, and further to waive, release, relinquish, and convey any homestead estates, rights under homestead exemption laws, dower or courtesy estates, and all other rights or interests to which I may at any time be entitled; (c) to manage, utilize, conserve, demolish, repair, rebuild, alter or improve any real estate or structure thereon, owned or claimed to be owned by me in whole or in part, and to protect the same by action, proceeding or otherwise, including, but not limited to, the recovery of possession thereof and the removal of tenants or other persons, animals or objects therefrom; I have signed and delivered this general durable power of attorney this April 23, 2007. ~ 11~~ Patricia M.
