THIS SPECIAL WARRANTY DEED is given by CHIP WOODS and SANDRA
WOODS, with an address of 1285 East 100 South, Unit 75, Mt. Pleasant, Utah 84647
(collectively referred to as "Grantor"), to Troy Chip Woods and Sandra Dee Woods, as trustees of
THE WOODS FAMILY TRUST dated April 27, 2007, with an address of 1285 East 100 South,
Unit 75, Mt. Pleasant, Utah 84647 (as "Grantee").
For valuable consideration, Grantor hereby conveys and warrants only as against all
claiming by, through or under it to Grantee the following described real estate situated in Lincoln
County, State of Wyoming:

LOTS 69 AND 70, UNIT J, COMMISSARY RANCH SUBDIVISION, as said lots are laid
down and described on the Official Plat of said Commissary Ranch Subdivision, duly
recorded in the Office of the County Clerk and Ex-Officio Register of Deeds of Lincoln
County, Wyoming, together with all improvements thereon, and easements, appurtenances
and incidents belonging or appertaining thereto, or used in connection therewith.
SUBJECT, HOWEVER, to all mining, mineral and other exceptions, reservations,
covenants, conditions and rights-of-way of record.
