to THOMAN RANCH, LLC, a Wyoming limited liability company, of
P.O. Box 95, Kemmerer, Wyoming 83101, Grantee, for the sum of Ten
Dollars ($10.00) and other good and valuable consideration, the
following described real property located in Lincoln County,
State of Wyoming, hereby releasing and waiving all rights, under
and by virtue of the homestead exemption laws of the State:

of the 6th Principal Meridian, Wyoming, together
with all improvements and appurtenances thereunto
belonging and all ditch rights and water rights

EXCEPTING: 37.96 acres heretofore conveyed to
William Julian, and 18.4 acres heretofore conveyed
to Lincoln County, Wyoming, and 26.8 acres
heretofore conveyed to the State Highway
Commission of Wyoming, and 32.8 acres heretofore
conveyed to the State Highway Commission of
Wyoming. An easement to Mountain States Telephone
and Telegraph Company; and subj ect to railroad
right:-of-way, and subj ect to reservations in the
United States and State patents, and to the rights
of the public upon all highways.
AND RESERVING TO GRANTORS ALL OF GRANTORS' OIL,
GAS AND MINERAL RIGHTS ON THE PROPERTY.
SUBJECT TO:
a) easements, restrictions,
encumbrances, or reservations of record, and
b) easements or rights-of-way, if any,
not recorded but which have been established
and now exist by operation of law or equity
upon the property or any portion or portions
thereof.
