In case of default in the payment of any sum covenanted to bo paid, either the principal or interest when the same

amount of this indebtedness secur d herein may be immediataly declared due and payable, and to bear interest at the
rate of 10 percent per annum fro ' the date of such default, and this . mortg~ge foreclosed at the optlon of tha' legal
