RIGHT OF WAY EASEMENT
For value received, Alan D. Rickert and ShannonB. Rickert ("Grantor"), hereby grants
to PacifiCorp, an Oregon Corporation, d/b/a Rocky Mountain Power its successors and assigns,

("Grantee"), an easement for a right of way 10 feet in width and b~feet in length, more or less,
for the construction, reconstruction, operation, maintenance, repair, replacement, enlargement,
and removal of electric power transmission, distribution and communication lines and all
necessary or desirable accessories and appurtenances thereto, including without limitation:
supporting towers, poles, props, guys and anchors, including. guys and anchors outside of the
right of way; wires, fibers, cables and other conductors and conduits therefor; and pads,
transfonners, switches, vaults and cabinets, along the general course now located by Grantee on,
over, or under the surface of the real property of Grantor in Lincoln County, State of Byl'l~iI,
more particularly described as follows and as more particularly described and/or shown on
Exhibit(s) "A" attached hereto and by this reference made a part hereof:
Legal Description: Legal Description
An electrical power line easement through that particular parcel of land as identified as
parcel FN-6 as shown on survey map 261-A on record with the Lincoln County Clerk as
receiving No. 916795 (herein after referred to as Frontier North Parcel FN-6) and being
part of Tract 76 and part of Lots 6, 7,12 & 13 of Section 2 ofthe resurvey T 21N, R 116 W
of the 6th P.M., Lincoln County, Wyoming. Said easement being 10.00 feet in width and
being 5.00 feet each side of the following described centerlines:
A) Main Power Line
Commencing at the northwest corner of Section 2 of the resurvey of T 21N, R 116W, where
is found a standard U.S.G.L.O. brass cap;
Thence N 89° 27' 42" E along the north township line of
said T 21N, R 116W a distance of 260.70 feet to corner
number 4 of said Tract 76 where is found a standard U.S.G.L.O.
brass cap;
Thence S 89° 44' 06" E along said north township line of
T21 N, R116W, 838.65 feet to an angle point on said
township line said point being monumented by a stone.
Thence N 890 14' 09" E along said north township line
119.35 feet to a point on the south right of way boundary of Wyoming

State Highway 233 where is found a 2" aluminum cap on
5/8" rebar stamped "CCI, PELS 5465, HWY ROW, JOG LT, 2005."
Thence S 540 49' 46" E along said south right of way line
of highway 233, 124.56 feet to the intersection of the west
boundary line of said Lot 7 of Section 2 where is found a 2" aluminum
cap on 5/8" diameter rebar stamped "CCI, PELS 5465, HWY ROW, LT, 2005."
Thence continuing S 540 49' 46" E, 1340.00 feet along the
south right of way boundary of said Highway 233 to the point of
beginning of that particular parcel of land known as Frontier North Parcel FN-6 as
conveyed from The Pittsburg and Midway Coal Mining Co. to Alan D. Rickert
and Shannon B. Rickert by special warranty deed as recorded in book 616 on
page 662 on file in the Lincoln County Clerk's Office. Said point being
monumented with a 2" diameter aluminum cap on 5/8" diameter rebar stamped
"CCI, PELS 5465, FN 5/FN 6, ROW, 2005."
Thence S 540 49' 46"E, 433.19 feet along said southerly right of way boundary of
said ffighway 233 and northerly boundary of said Frontier North Parcel FN-6 to
the Point of Beginning of this description. Said point of beginning being
N 540 49' 46"W, 331.36 feet from the northeasterly most corner of said
Frontier North Parcel FN-6 where is found a 2"aluminum cap on a 5/8"
diameter rebar stamped "CCI, PELS 5465, FN 6/FN 7, ROW, 2005."
Thence S 350 26' 42" W, 5.00 feet;
Thence S 51034'44" W, 197.00 feet to the point of terminus of this description.
The centerline of said easement being 202.0 feet in length more or less.
B) Guy Wire Easement Extension
Commencing at the northwest corner of Section 2 ofthe resurvey of TUN, R 116W, where
is found a standard U.S.G.L.O. brass cap;
Thence N 890 27' 42" E along the north township line of
said T 21N, R 116W a distance of 260.70 feet to corner
number 4 of said Tract 76 where is found a standard U.S.G.L.O.

Thence S 890 44' 06" E along said north township line of
T21 N, R116W, 838.65 feet to an angle point on said

Thence S 35° 26' 42" W, 5.00 feet to the Point of Beginning ofthis description;
Thence S 46°2~'06" E, 35.00 feet to the point of terminus of this description.
The centerline of said easement being 35.00 feet in length more or less.

Together with *e right of access to the right of way from adjacent lands of Grantor for
all activities in connection with the purposes for which this easement has been granted; and
together with the present and (without payment therefor) the future right to keep the right of way
and adjacent lands cleal" of all brush, trees, timber, structures, buildings and other hazards which
might endanger Grantee¡s facilities or impede Grantee's activities.
At no time shan Grantor place, use or pennit any equipment or material of any kind that
exceeds twelve (12) feet in height, light any fires, place or store any flammable materials (other
than agricultural crops), ion or within the boundaries of the right of way. Subject to the foregoing
limitations, the surface of the right of way may be used for agricultural crops and other purposes
not inconsistent, as dete~ned by Grantee, with the purposes for which this easement has been
granted.
The rights and obligations of the parties hereto shall be binding upon and shall benefit
their respective heirs, successors and assigns.
