Quitclaim Deed
KNOW ALL MEN BY THESE PRESENTS, That Douglas Miller, of the
County of Lincoln, State of Wyoming, in consideration of the sum of Ten ($10.00)
and other good and valuable considerations, the receipt whereof is hereby
confessed and acknowledged, has remised, released, conveyed and quitclaimed
and by these presents does for his heirs, executors and administrators, remis,
release and forever quitclaim unto Douglas C. Miller and Nichole A. Miller,
husband and wife, whose address is 1127 9th West Avenue, Unit C, Kemmerer,
WY 83101, all such right, title, interest, property, possession, claim and demand,
as he may have or ought to have, in and to the following described premises to-
wit:
A tract of land in the N%SE~ of Section 24, T22N, R116W, 6th P.M., Lincoln
County, Wyoming, said tract being more particularly described as follows:
COMMENCING at the Northeast corner of said N%SE~ of said Section 24 (East
one-quarter corner) running thence S 89°46'27" W, 770.17 feet along the North
line thereof (East-West centerline of said Section) to the POINT OF BEGINNING;
said point of beginning lying on the Northwesterly right-of-way line of Wyoming
State Highway No. 189, said point of beginning also lying on a curve concave to
the South from which the radius point bears S 20°53'58" E, 2009.86 feet;
thence the following six (6) courses along said Northwesterly right-of-way line;
Southerly 192.96 feet along the arc of said curve, through a central angle of
5°30'03", the long chord of which bears S 66°21'01" W, 192.89 feet;
thence S 63°35'59" W, 78.70 feet to the Point of Spiral Curvature of an
increasing spiral curve to the left;
thence Southerly 182.64 feet along the arc of said spiral curve, the long chord of
which bears S 62°06'35" W, 182.59 feet, to the Point of Curvature of a
curve concave to the Southeast, from which the radius point bears S
30°46'44" E, 1245.01 feet;
thence Southwesterly 523.69 feet alo~g the arc of said curve, through a central
angle of 24°06'02", the long chord of which bears S 4r10'15" W, 519.84
feet to the Point of Spiral Curvature of a decreasing spiral curve to the left;
thence Southerly 182.64 feet along the arc of said spiral curve, the long chord of
which bears S32°13'56" W, 182.59 feet;
thence S 30°44'32" W, 227.18 feet to the as-constructed center line of Lincoln
County Road No. 306;
thence the following five (5) courses along said as-constructed centerline;
N 59°33'33" W, 179.76 feet;
thence N 54°26'37" W, 241.82 feet;
thence N 47°28'49" W, 179.27 feet;
thence N 43°10'14" W, 189.87 feet;
thence N 40°01 '25" W, 396.58 feet to the West line of said N%SE~ of Section 24
(North-South centerline of Section);
thence N 0°06'08" W, 98.48 feet along said West line to the North line of said
N%SE~ (Center one-quarter corner of said Section);
thence N 89°46'27" E, 1872.31 feet along said North line to the POINT OF
BEGINNING
Said Tract containing 18.481 acres, more or less
Hereby releasing and waiving all rights under and by virtue of the
homestead exemption laws of the State of Wyoming.
