WARRANTY DEED
Matthew D. Barber, a single man, and Sherene Teton, a single woman,
together as joint tenants with rights of survivorship, Grantors, whose address is PO
Box 1496, Thayne, Wyoming 83127, for and in consideration of ten dollars ($10)
in hand paid and other valuable consideration, convey and warrant to Paul L.
Wadsworth, 610 Verona Street, Port Charlotte, Florida 33948 an undivided interest
in and to the following described real estate:
That property described on the attached document marked as
Exhibit A and entitled "Description: Paul Wadsworth Family
Exemption" which is incorporated by this reference.

Situate in the County of Lincoln, State of Wyoming, and the said Grantors
hereby covenant with the said Grantee that Grantors are lawfully seized of said
premises; that they are free from encumbrances; and Grantors warrant the title
thereto against the lawful claims of all persons whomsoever, except: restrictions,
reservations, easements, and encumbrances of record.

Description: Paul Wadsworth Family Exemption
A portion of the Barber - Teton property, as referred to in the
Deed recorded in Book 584, on Page 369, with the Office of the
Clerk of Lincoln County, Wyoming, within the SW1/4NW1/4 of
Section 24, T35N, Rl19W, of the 6th P.M., Lincoln County,
Wyoming, the boundary being more particularly described as
follows:
BEGINNING at the Charles V. King PE/LS 590, 1970 location for
the Southeast Corner of the NE1/4 of Section 23, of said T35N,
Rl19W;
thence N0059'38"E, along the East line of said NE1/4, 332.63
feet;
thence S89°00'19"E, 330.70 feet to a Point in the East line of
said Barber - Teton property;
thence S0059'02"W, along said East line 332.32 feet to a Point
in the North line of the SW1/4 of said Section 24;
thence N89°03'29"W, along said North line, 330.76 feet, to the
Point .of Beginning, Encompassing 2.52± Acres of land.
TOGETHER WITH: The Right-of-Way Easement, as referred to in the
Easement Agreement, recorded in Book 411, on Page 283, with said
Office.
GRANTING and RESERVING: A 30.00 feet wide Right-of-Way Easement,
for Ingress, Egress, and Utilities, being the West 30.00 feet of
said Barber - Teton property.
TOGETHER WITH and SUBJECT TO: ALL Easements, Exceptions,
Restrictions, Reservations, Rights-of-Way, Improvements and
Conditions of sight and or record.
