Ellison and Lauralynn Ellison, husband and wife, grantors, of Kailua-Kona, Hawaii, for and in consideration of Ten and No/100 Dollars ($10.00), and other valuable considerations, in hand paid, receipt whereof is hereby acknowledged, CONVEY and WARRANT to Blake W. Nield and Judith O. TOGETHER WITH the following described easement for ingress and egress and all utilities, which easement is perpetual, non-exclusive, private and shall benefit and run with the above-described land, is binding on and inures to the benefit of the grantors and grantees herein and their respective heirs, successors and assigns, and includes the rights to inspect, improve, operate, and maintain such easement: That part of Lot 52 of Rockbridge Meadows First Addition to the Town of Afton, of record in the Office of the Clerk of Lincoln County as Plat No. 360-0, within the E1/2SE1/4SE1/4 of Section 19, T32N, R118W, Lincoln County, Wyoming, as more particularly described on the attached "Description for Steven J. Ellison and Lauralynn Ellison Bridge Easement", which is incorporated herein by this reference. PROVIDED, HOWEVER, that the easement is subject to the following terms and conditions: 1. Grantees assume all risk for the use, improvement, operation, and maintenance of the easement and hereby agree to indemnify and hold grantors harmless from any and all liability in connection therewith. This provision applies to grantees and their guests, invitees, and all other third parties allowed or requested by grantees to use, improve, operate, or maintain the easement. Grantees assume all responsibility and liability for the improvement, operation, and maintenance of the easement. The easement may not be fenced without grantors' prior written consent. 2. 3.
