ORDER AUTHORIZING SALE OF REAL ESTATE AND APPROVING
PRIVATE SALE OF REAL ESTATE
THIS MATTER, coming on regularly this day to be heard upon the petition of Gloria
J. Sempsis as Personal Representative of the Estate of Robert Leroy Rayback, deceased,
praying for an order authorizing and directing the sale of certain real property of said estate,
and no person appearing in opposition to said Petition, this Court, after a full examination
into the facts and circumstances, and after examination of the aforesaid, finds as follows:
1. That the above-named decedent died leaving no spouse surviving; that the said
estate is solvent; that the above-named decedent died seized of an interest in the following
described real estate, to-wit:

Commencing at a point which is Ten (10) rods East from the Northwest Comer
of Lot Two (2) and Block Nineteen (19) in Afton Townsite and running thence
South One Hundred (100) feet; thence West Sixty (60) feet; thence North One
Hundred (100) Feet East Sixty (60) feet, to the place of beginning, together with
improvements and water-rights.
And
The East fifteen (15) feet of the following described tract of land:
Beginning at the Northwest Comer of Lot #2 of Block #19 in the Town of
Afton, Lincoln County, Wyoming, and running thence South six (6) rods, thence
East 105 feet, thence North six (6) rods, thence West 105 feet to the place of
beginning.
2. That upon due consideration of the assets of this estate and the terms and
provisions of the Last Will and Testament of the decedent, pursuant to W.S. 2-7-612, to
effectuate distribution ofthis estate, and in the best interests of this estate, authority ought to
be granted to sell said above-described real estate.
3. The Personal Representative has entered into a Contract to Buy and Sell Real
Estate to Steve and Joan E. S~~usband and wife, and Donald and Kristi Staley, husband
and wife, for ~gross'-~ of $125,000.00, subject to approval of this Court, with the
balance in full to be paid upon the approval of said sale by this Court and the delivery by
your Personal Representative of a Court Officer's Deed to said purchaser; that there is
marked Exhibit A, attached to the Petition filed herein, a true and correct copy of said
Contract to Buy and Sell Real Estate; said sale is at a price and upon terms advantageous to
the estate and ought to be confirmed, notwithstanding that the sale price may be less than the
estimated range of market value of said property, being $115,000.00 to $190,000.00, but is at
a price and upon terms advantageous to the estate and ought to be confmned.
4. A hearing upon this Petition is not required as all the heirs at law and will
distributees of the estate have consented to such sale as reflected by the Consents filerl

IT IS THEREFORE ORDERED, ADJUDGED AND DECREED that the Personal
Representative of the above-captioned estate be, and it hereby is, authorized and directed to
sell the following described real estate, to-wit:
Commencing at a point which is Ten (10) rods East from the Northwest Comer
of Lot Two (2) and Block Nineteen (19) in Afton Townsite and running thence
South One Hundred (100) feet; thence West Sixty (60) feet; thence North One
Hundred (100) Feet East Sixty (60) feet, to the place of beginning, together with
improvements and water-rights.
And

To Steve and Joan E. Staley, husband and wife, and Donald & Kristi Staley, husband and
wife, in accordance with all of the terms and conditions of that certain Contract attached to
the Petition for Authority to Sell Real Estate as filed herein.
IT IS FURTHER ORDERED, ADJUDGED AND DECREED that upon the
completion of said transaction and the receipt by the Personal Representative of the total
amount due under the aforesaid Contract, the Personal Representative shall execute and
deliver to the purchaser a Court Officer's Deed, and shall thereupon record said Deed and a
