NORTHWEST CORNER OF SAID TRACT BEARS N 00 DEGREES 45' W, 40.00 FEET, SAID CORNER BEING MONUMENTED
BY A ONE-INCH DIAMETER IRON PIPE; THENCE PARALLEL WITH THE NORTH LINE OF SAID TRACT, S 89 DEGREES 06' 16"
