Bonnett Family Enterprises, L.C., a Utah limited liability company of 270 North
Main, Lindon, UT 84042, grantor, for and in consideration of Ten Dollars ($10.00) and
other valuable consideration, in hand paid, receipt of which is acknowledged, grants and
conveys to Deon F. Heiner and Cheryl V. Heiner, Trustees of the Deon F. Heiner and
Cheryl V. Heiner Family Revocable Trust dated May 16, 1997, for an undivided one-half
(1/2) interest; Quinn R. Heiner and Hyesoon H. Heiner, Trustees of the Quinn R. Heiner
and Hyesoon H. Heiner Family Revocable Trust dated January 8, 2004, for an undivided
one-half (1/2) interest, both trusts of c/o Continental Construction, Inc., PO Box 3210,
Alpine Wyoming 83128, grantees, the following described perpetual right-of-way
easement for the following purposes:
1. Purpose of Easement This easement is for the purpose of providing a
perpetual 60-foot wide right-of-way easement for ingress and egress and all utilities to the
property described in paragraph 2 from Lincoln County Road No. 12-128 in Lincoln
County, Wyoming, including the right to construct and maintain a roadway to provide that
ingress and egress and for all utilities.
2. Conditions of this Easement The conditions of this easement are:
a. If a road is constructed, Grantees shall also construct and maintain a
fence on both sides of the easement at their expense.
b. Construction and sUbsequent maintenance of a road shall be at the sole
expense of Grantees, and Grantor shall have no responsibility therefore
c. Construction or installation and subsequent maintenance of any utilities
shall be at the sole expense of Grantees, and Grantor shall have no
responsibility therefore
d. Grantees shall install a cattle guard at the east boundary of the
easement. Grantees shall not allow any livestock on the easement.
e. Grantees are liable and responsible to Grantor to repair any damage
done to Grantor' improvements in connection with the use of this
easement including without limitation damage to any decorative arch
construction by Grantor.
3. Property Benefited by Easement This easement is for the benefit of the
following described real property in Lincoln County, Wyoming as described in Attached
Warranty Deed. More particularly described as the Attached document Receiving
#9n~013, Book: 622, Page: 176 filed in Lincoln County, Warranty Deed of Howard W.
Woóds and Gretchen L. Woods to Deon F. Heiner, also described as the Attached
document Receiving #919011, Book: 622, Page: 168 filed in Lincoln County, Warranty
Deed of Josh Woods to Deon F. Heiner.

4, Description of Easement. The easement is described as follows: 000281-
The South sixty (60) feet of that part of the SE1/4SW1/4 of Section 7, T33N, R118W,
Lincoln County, Wyoming, it being the intent to more correctly describe that tract Df record
in the Office of the Lincoln County Clerk in Book 164 PR, page 260, as more particularly
described on the attached "Description for Marie Eggleston Marie Eggleston Tract"
5. Binding Effeet The terms and conditions of this easement shall be
binding upon and inure to the benefit of the heirs, successors in interest and assigns of
the parties named in this instrument.
6. Waiver of Homestead Rights. The grantor hereby waives and releases
aU rights to the described easement under and by virtue of the homestead exemption laws
of the State of Wyoming to the extent that such rights may interfere with the purposes of
this easement.

thence S89 degrees- 25' I 09"W, 323.98 feet to the southeast point of that tract of record
