WYOMING Site Committee Architectural Rules and Regulations For Riverview Meadows, Alpine, Wyoming April 19, 2001 1. A completed application and 2 sets of plans must be submitted to the Site Committee. One set will be returned to the owner and one set retained by the committee. Plans shall be drawn to scale and include a site plan, all four elevation views, and a section of exterior wall construction. Structural information with foundation reinforcement, floor and roof specifications shall also be included. Applicants should apply no later than the 25th of the month- Site Committee will meet the first Monday of each month - The Management committee will make final determination of the application no later than the 25th of the following month. 461~ BOOK .11 rRtti:JE J 7 J Response: 2. Homes shall he a minimum of 1,000 sq. ft on the main level, excluding the basement and garage. Setbacks are 25 feet at the front, 15 feet from the sides and 20 feet at the back. Note: Corner lots require 25 feet at both sides facing the street. The lot corners shall be clearly marked for the site committee at the time the application is submitted. Response: 3. All homes, garages, and permanent structures shall be built on site and must be built to local and_uniform building codes as well as meet local seismic criteria for our area. Response: 4 .Footings shall be reinforced concrete. Foundations shall be reinforced concrete or block. No more than 16" of the foundation shall be exposed unless the Site Committee approves a variance: Response: 5. Exterior walls shall be of6" construction, 8-foot minimum height and comply with the following:. . 2 x 6 construction @ 16" O.c. with APA rated exterior sheating. 2 x 6 construction @ 24" O.c. can be used for single story structures as long as the layout matches the truss layout. Roof structures shall be designed for a minimum of 80 Ib live load and engineered drawings submitted to the Site Committee for approval. Roof Pitch shall be no les than 4 -12 with a minimum ofa 16" overhang. Ridge heights shall not exceed 30 feet (chimneys may extend to 32 feet). Roofing material shall be of composition shingles, cedar or shake shingles, tile or metal. Colors shall be neutral or earth tones complimentary to the house and neighborhood. Colors shall be submitted to the Site Committee for approval. Response: 7. Windows must be insulated units in the heated portions ofthe house. Specifications and product data shall be submitted to the Site Committee for review. Windows must have performance abilities needed in our extreme climate. All egress requirements will be strictly enforced and tempered units must he marked with a "T" on the floor plans so the Site Committee can detennine codes will be met. Response: 8. Building, insulation should meet the following minimum requirements: a. Subfloor @ crawl spaces -R-30 Note: Crawl Spaces must be adequately vented b. Exterior Walls -R-19 c. Roofs and attics -R-42 Note: Roofs must be vented at the eaves with relief venting at the gables or ridge. Response: 9. Exterior siding shall be embossed metal or vinyl horizontal siding, (vinyl siding must be a minimum of .055 thickness) wood, brick or stucco. Finish shall be non-glossy neutral or earth tone colors and approved by the Site Committee. Response: H). Porches and Decks can be constructed of concrete or wood with adequate reinforcement or framing. All handrails must meet local and uniform building codes. After approval by the Site Committee the property owner shall have one year to complete the construction ofthe home. (The Site Committee must approve any extensions if special circumstances exist). Response: 13. Approval of the Site Committee shall be valid for two years. Ifconstruction has not begun within this time a new approval must be applied for. Response: 14. Landscaping, driveway, and sidewalks shall be completed within two years after the start of construction and present a clean and neat appearance with a positive slope away from the house. Response: 15. Fencing or detached structures other than a garage must be approved by the management committee. Response: 16.
