Grantor assumes all risk for the use, improvement, operation, and maintenance of the easement and hereby agrees to indemnify and hold grantees harmless from any and all liability in connection therewith. 2. Grantor assumes all responsibility and liability for the improvement, operation, and maintenance of the easement. 3. Grantor shall at his expense move the fence located north of the south boundary of said E1/2NW1/4NE1/4 to the surveyed boundary line according to the plat referred to above. SUBJECT TO all other covenants, easements, exceptions, restrictions, reservations and rights-of-way of sight or record.
