HomeMy WebLinkAbout932904 WARRANTY DEED 00039~7 TIllS INDENTURE, made the 1/ '7hday of July, 2007, but effective as of the 3rd day of September 1985, by and between UINTA LAND & GRAZING COMPANY, a corporation organized and existing under and by virtue of the laws of the State of Wyoming, now dissolved, the GRANTOR, and BELL BUTTE GRAZING PARTNERSHIP, A LIMITED PARTNERSHIP, organized and existing under and by virtue of the laws of the State of Wyoming, and having its principal place of business in the County of Uinta, State of Wyoming, the GRANTEE, WITNESSETH: THAT WHEREAS, the Grantor heretofore executed and delivered to Grantee a WarJ,"anty Deed dated September 3, 1985, conveying to Grantee thereunder all of its real estate situated in the County of Lincoln, State of Wyoming; and WHEREAS, the NEl/4NW1/4 of Section 30, Township 19 North, Range 119 West, Lincoln County, Wyoming, was inadvertently omitted from said deed; and WHEREAS, in order to clarify and confirm the record title to said NE1/4NWl/4 of Section 30, Township 19 North, Range 119 West, in Grantee, the owner thereof, the parties are executing, acknowledging, and recording this Warranty Deed. NOW THEREFORE, the Grantor, for and in consideration of the sum ofTEN and no/100 Dollars ($10.00), and other good, valuable and adequate consideration, in hand paid, the receipt whereof is hereby acknowledged, does, by these presents, grant, bargain, sell, convey and warrant unto the said Grantee, the following described real estate situated in the County of Lincoln, State of Wyoming, to-wit: Township 19 North. Range 119 West. 6th P.M. Section 30: NE1/4NWl/4 1'1 (1 3Ö SUBJECT to all conditions, reservations, and limitations set forth in the Patents covering said real estate TOGETHER WITH all and singular all water, water rights, water privileges, ditches, ditch rights, ditch privileges, all reservoirs, reservoir rights, and reservoir privileges, and all easements and rights of way for the foregoing, and all enlargements and extensions thereof, attached, appurtenant to, or in any way belonging to or used on said real estate above described, or portion, or portions, thereof, or applications therefor, if any, held, owned or controlled, or which may hereafter be acquired, for the use thereof or in connection therewith; together with, but not by way of limitation of anything otherwise described herein, all RECEIVED 9/6/2007 at 4:00 PM RECEIVING # 932904 BOOK: 671 PAGE: 397 JEANNE WAGNER I INr.OLN COUNTY CLERK, KEMMERER, WY . 000398 wells, pumps, pumping equipment, pumping stations, sprinkler systems, motors, pipe and casing, now or hereafter constructed or installed on said lands for the production of water thereon or the irrigation or drainage thereof; also together with all singular all other rights, benefits, and privileges of every kind and nature appurtenant to or in any way or manner belonging to said real estate or any part or portion thereof. ALSO TOGETHER WITH all Federal grazing rights, privileges, and benefits belonging to or in any way based upon the foregoing described real estate, water or water rights, or the past due, control or ownership of the same.
