KNOW ALL MEN BY THESE PRESENTS, That Tim Beidl, in consideration of the
sum of Ten ($10.00) and other good and valuable considerations, the receipt whereof is
hereby confessed and acknowledged, has remised, released, conveyed and quitclaimed
and by these presents does for his heirs, executors and administrators, remis, release
and forever quitclaim unto Tim Seidl, Brandon M. Combs and Amanda J. Combs, as
joint tenants with full rights of survivorship, whose address is 209 Mica Street,
Kemmerer, WY 83101, all such right, title, interest, property, possession, claim and
demand, as he may have or ought to have, in and to the following described premises
to-wit:
Lots 3 and 4 of the Willow Addition to the Town of Kemmerer, Lincoln County. Wyoming as
described on the official plat no. 196 of the records of Lincoln County Clerk
ALSO, a parcel of land being a portion of Lot 2 of Block 6 of the Willow Addition to the Town of
Kemmerer, Lincoln County, Wyoming as described on the official plat no. 196 of the records of
the Lincoln County Clerk; and being more particularly described as follows:
COMMENCING at the southeast corner of said Lot 2; thence N04D38'E, along the easterly
boundary line of said Lot 2, a distance of 73.4 feet to the POINT OF BEGINNING of this
description;
thence continuing N04D38'E, along said easterly boundary of said Lot 2, a distance of 66.6 feet to
the northeast corner of said Lot 2;
thence N85D22'W, along the northerly boundary line of said Lot 2, a distance of 3.35 feet;
thence S4D29'24"W, along the center partition wall of a garage and then along a north-south
running fence line separating the driveway, a distance of 69.56 feet;
thence N51 D42'E, a distance of 4.34 feet to the POINT OF BEGINNING
ALSO, a parcel of land being a portion of Lot 2 of Block 6 of the Willow Addition to the Town of
Kemmerer, Lincoln County, Wyoming as described on the official plat no. 196 of the records of
the Lincoln County Clerk; and being more particularly described as follows:
BEGINNING at the southeast corner of said Lot 2, where is found a 5/8" diameter rebar with
aluminum CCI survey cap;
thence N04D38'E, along the east boundary of said Lot 2, a distance of 73.4 feet;
thence S51°42'W, a distance of 4.34 feet to a point on a north-south fence line;
thence S4D29'24"W, along said north-south fence line a distance of 70.45 feet to a point on the
southerly boundary line of said Lot 2;
thence S85°22'E, along said southerly boundary line of said Lot 2, a distance of 3.0 feet to the
POINT OF BEGINNING
Subject, however, to all restrictions, reservations, easements and rights-
of-way of record, of sight or in use.
Hereby releasing and waiving all rights under and by virtue of the homestead
exemption laws of the State of Wyoming.
