GRANT OF EASEMENT

Dexter Gardner, grantor of the County of Lincoln, State of Wyoming, hereby
acknowledge, CONVEY (S) AND WARRANT (S) to SILVER STAR TELEPHONE
COMPANY, INC., grantee of Freedom, Wyoming, an easement for the benefit of the
Grantee on the following described real estate situate in the County of Lincoln and State
of Wyoming, for the following purposes and under the following conditions:
1. Purpose of Easement. This easement shall be for the purpose of Right-of-
Way for telecommunications lines and to construct, operate, repair,
maintain, relocate and replace thereon underground or exposed
telecommunication facilities, and included as necessary and reasonable
rights of ingress and egress to accomplish said operation, maintenance,
repair, relocation and replacement. The grantee may trim or remove trees,
shrubbery, undergrowth or other obstructions that pose a threat of damage
to the utilities.
Description of Easement. An 8' utility easement described as follows:
Beginning at the Southwest Comer oflot 208 of the MCKA YLA'S
LANDING Subdivision', thence: easterly along the South property line of
said lot 208 to the Southwest comer of lot 207, thence: easterly along the
South property line oflot 207 to the Southeast comer oflot 207, thence:
nórtherly along the East property line of lot 207 to the Northeast comer of
lot 270, thence: westerly along the North property line oflot 207 a
distance of 8', thence: southerly parallel to the East property line of lot
207 to a point that is 8 ' West of the East property line of lot 207 and 8'
North ofthe South property line oflot 207, thence: westerly parallel to the
South property line of lot 207 to a point that is on the West property line
oflot 207 and 8' North of the Southwest comer oflot 207, thence:
westerly parallel to the South property line of lot 208 to a point that is on
the west property line oflot 208 and 8' West of the Southwest comer of
lot 208, thence easterly along the West property line oflot 208 a distance
of 8' to the True Point of Beginning ,See Exhibit "A".
2. Binding Effect. The terms and conditions of this easement shall be binding
upon the inure to the benefit of the heirs, successors and assigns of the
parties named in this instrument.
