CLARK, ("Grantor") for a good and valuable consideration of a free natural gas tap and service line on said property, the receipt of which is hereby acknowledged, do hereby grant, convey and warrant unto Lower Valley Energy, a Cooperative Utility Corporation, of Afton and Jackson, Wyoming and to its successors and assigns, ("Grantees"), a perpetual easement and right-of-way for the installation and continued maintenance, repair, technological upgrades or alteration and replacement of the natural gas distribution 4" main line, associated facilities and equipment of the Grantee to be construction and maintained under, upon and across the premises of Grantor in Lincoln County, State of Wyoming, along a line described as follows, to wit: A strip ofland ten (10) feet in width within the SW1/4Sl/4 of Section 31, T32N R1818 W, Lincoln County, Wyoming, and across that tract of record in the Office of the Clerk of Lincoln Count in Book 567 of Photostatic Records on page 580, with the westerly line described as follows: COMMENCING at a point of intersection of the south line of said SWl/4SWl/4 with the easterly right-of- way line of U.S. Highway 89, N89° -55'36"E, 26.18 feet from the southwest corner of said Section 31; Thence N03° -34'-38"W, 299.92 feet, along said easterly right-of-way line, to a point on the north line of said tract, N88° -59'-05"E, 7.46 feet from the northwest corner thereof; The easterly right-of-way line of the above described easement to be shortened or lengthened as necessary to create a continuous easement with a minimum width of ten (10) feet to meet said north line and said south line; Î v The BASE BEARING for this survey is the west line of the SWll4 of Section 31, T32N R118W, being NORTH. () 31 Grantor agrees that the gas line under the described lands shall remain the property of the Grantee removable in the sole discretion of the Grantee at the Grantee's expense. The rights, conditions and provisions of this easement shall inure to the benefit of and be binding upon the parties, their heirs, executors, administrators, successors and assigns. The rights and obligations described in this easement shall run with the land.
