KNOW ALL PERSONS BY THESE PRESENTS, that TRIPLE A BUILDERS,
LLC, a Wyoming Limited Liability Company, P.O. Box 5035, Etna, Wyoming 83128,
GRANTOR, for and in consideration of TEN DOLLARS ($10.00) and other good and valuable
consideration, in hand paid, receipt of which is hereby acknowledged, hereby CONVEYS AND
WARRANTS to SEAG, LLC, a Wyoming Limited Liability Company, P.O. Box 5035, Etna,
Wyoming 83128, GRANTEE, and its successors and assigns, the following described real
property, situate in the County of Lincoln, State of Wyoming, , to wit:
Lot 29 of Shadow Dancer Estates Subdivision, Lincoln County, Wyoming, as
described on the official plat thereof.
Together with any and all improvements, easements (including easements set
forth in the Subdivision plat and access easements across Trail Ridge Subdivision that is
adjacent to the property) tenements, hereditaments, and appurtenances thereunto
belonging or in anywise appertaining, and any reversion, reminder, rents, issue, and
profits thereof.
Subject to: (1) reservations, restrictions, matters, rights of way and easements of
record, of sight or vision, or in use; (2) without limiting the generality of the foregoing,
the terms and conditions of: (a) a Sale and Development Agreement between Shadow
Dancer Estates, a Wyoming Corporation, and Spurlock Properties" LLC, a Wyoming
Close Limited Liability Company(b) matters (including without limitation, plat warnings
and easements) set forth on the Subdivision plat, and (c) restrictive covenants recorded
against the Subdivision; and (3) the current year's property taxes and assessments.
