Box 4151, Bedford, Wyoming 83112, Grantee, and its successors and assigns forever, the following described real estate situated,in the County of Lincoln, State of Wyoming, hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming, to-wit: Land more particularly described on EXHIBIT A, attached hereto and incorporated herein by reference. Together with all improvements, appurtenances, hereditaments, and all other things thereunto belonging or in anywise appertaining. Subject, however, to all' easements, rights-of-way, reservations, and restrictions now of record or otherwise affecting said lands. Subject, also, to the following easement hereby reserved by Grantors on the property: A nonexclusive right of way easement across the property described on EXHIBIT A, attached hereto and incorporated herein by reference (hereafter referred to as the "Easement Area") for ingress and egress, and underground utilities, from Lost Creek County Road 12-120 to, and in favor of, the property owned by Grantors, identified as Parcel B in EXHIBIT A, attached hereto and incorporated herein by , reference. Except for temporary obstructions required for the purposes of maintaining and improving the Easement Area, and installing and maintaining underground utilities therein, the Easement Area shall not be obstructed in any manner by Grantee that would impede Grantors' free ingress and egress. Any improvements made within the Easement Area shall be at the sole expense of the person making the improvements unless otherwise agreed to in writing.
