PERPETUAL RIGHT-OF-WAY AND EASEMENT GRANT 000636
JACK A. DOUGLAS and AMBER DOUGLAS, husband and wife, Grantors, do hereby
convey and warrant to MICHAEL SIMS of 521 Almy Road 107, Evanston, Wyoming, 82930,
Grantee, and his successors, heirs, executors, administrators and assigns, in consideration of Ten
Dollars ($10.00) and other good and valuable consideration, a parcel ofland for a perpetual right-of-
way utility easement for an electrical transmission system, which is anticipated to be poles and an
electrical transmission line or lines, together with the right of ingress and egress in, over, and across
said right-of-way easement, said right-of-way easement being located in the County of Lincoln, State
of Wyoming, and more particularly described as follows:
An easement for utilities across parts of Lot 24 of Section 36, T22N,
R116W, 6TH P.M., Lincoln County, Wyoming, said easement being
more particularly described as follows:
COMMENCING at the southwest comer of said Section 36, running
thence N 89°38'08" E, 2256.01 feet along the South line thereof;
thence N 0°21'52" W, 39.76 feet to the POINT OF BEGINNING,
said point of beginning lying on the Westerly right-of-way line of
Wyoming State Highway No. 189; thence N 83°51'26" W, 20.00 feet
to the Point of Curvature of a non-tangent curve concave to the East,
from which the radius point bears S 83°51'26" E, 1934.37 feet; thence
Northerly 147.00 feet along the arc of said curve, through a central
angle of 4°21'15", the long chord of which bears N 8°19'11" E,
146.96 feet; thence N 76°48'02" W, 30.56 feet; thence N 13°11'58"
E, 10.00 feet; thence S 76°48'02" E, 30.11 feet to the Point of
Curvature of a non-tangent curve concave to the East, from which the
radius point bears S 79°12'24" E, 1934.37 feet; thence Northerly
227.31 feet along the arc of said curve, through a central angle of
6°43'59", the long chord of which bears N 14°09'35" E, 227.18 feet;
thence S 74°58'56" W, 19.48 feet; thence N 15°01 '04" W, 10.00 feet;
thence N 74°58'56" E, 25.91 feet to the Point of Curvature of a non-
tangent curve concave to the East, from which the radius point bears
S 72°07'18" E, 1934.37 feet; thence Northerly 225.70 feet along the
arc of said curve, through a central angle of 6° 41 '07", the long chord
of which bears N 21 °13'15" E, 225.57 feet; thence N 24°33'49" E,
23.85 feet to the as-constructed centerline of Lincoln County Road
No. 327; thence N 40°21'56" E, 82.75 feet along said centerline to a

No. 189, said point lying on an increasing spiral curve to the left;
thence Southerly 103.54 feet along said Westerly right-of-way line
and the arc of said spiral curve, the long chord of which bears S
25°57'56" W, 103.50 feet, to the Point of Curvature of a curve
concave to the East, from which the radius point bears S 65°26'11" E,
1914.37 feet; thence Southerly 615.48 feet along said Westerly right-
of-way line and the arc of said curve, through a central angle of
18025'18", the long chord of which bears S 15°21'11" W, 612.83 feet
to the POINT OF BEGINNING.
Said easement containing 0.325 acres, more or less.
TO HAVE AND TO HOLD the same unto the Grantee, his successors, heirs, executors,
administrators and assigns, with the right of ingress and egress to and from said right-of-way.
Grantor shall have the right to use the same premises, provided such use does not interfere with any
rights granted to Grantee hereunder.
The Grantor shall not build or construct, nor pennit to be built or constructed, any building
or other improvement over or across said right-of-way, nor change the contour thereof, without
written consent of Grantee. This right-of-way grant shall be binding upon and inure to the benefit
of the successors and assigns of Grantors and the successors, heirs, executors, administrators and
assigns of Grantee, and may be assigned in whole or in part by Grantee.
Grantor acknowledges that this perpetual right-of-way and easement grant will, in all
likelihood, be assigned to Rocky Mountain Power Company and that Rocky Mountain Power
Company may require some modification of the language contained herein to accommodate the
services it will render. Grantor accordingly consents to reasonable modifications in the language of
ths perpetual right-of-way and easement, if required by Rocky Mountain Power Company.

This right-of-way and easement is given on the condition that any and all damage to the
subject property caused in the setting of the poles or placement of the lines shall be repaired and the
property returned as much as possible to its original condition.
Grantor authorizes Grantees and their successOrs and assigns the right to temporarily use their
property immediately adjacent to the property that is the subject ofthis perpetual right-of-way and
easement for purposes of setting the poles and the placing of the line or lines and for the purpose of
maintaining the electrical transmission system. Any damage to the adjacent property shall be
promptly repaired and the property returned to its original condition. This authorization is for
temporary periods only and only if the use of the adjacent property is required for repair or
maintenance of the electrical transmission system.
