In accordance with Statutes W.S. 34-12-102 and W.S. 34-12-103, I
Dan Olsen, am the Manager of River Bend Meadows, LLC, a Wyoming
Limited Liability Company, whose address is 190 Newport Center
Drive Number' 100, Newport Beach, CA 92660; Kelly Bryce Jasperson
and Iris Mayann Jasperson, whose address is 2561 County Road 125,
Thayne, Wyoming 83127, being duly sworn on oath according to law
do hereby make the following statement of facts and affirm:
That I, Dan Olsen, the Manager of River Bend Meadows, LLC, a
Wyoming Limited Liability Company, am an owner and proprietor of
real property shown on the Plat of River Bend Meadows Phase Two,
as referred to in the Deeds recorded with Receiving Number 916030,
in Book 612, on Page 452, and with Receiving Number 916922, in
Book 615, on Page 156, with the Office of the Clerk of Lincoln
County, Wyoming, within the NE1/4, and we Kelly Bryce Jasperson
and Iris Mayann Jasperson are the owners and proprietors of the
real property, as shown on the Plat of River Bend Meadows Phase
Two, within the W1/2SE1/4, all within Section 10, T34N, Rl19W, of
the 6th P.M., Lincoln County, Wyoming.
That the Subdivision from this property is with our free consent
and desires.
That the name of the subdivision shall be River Bend Meadows Phase
Two, the Boundary being more particularly described as follows:
BEGINNING at the Paul N. Scherbel RLS 164, 1983 location for the
Northwest Corner of the E1/2SE1/4 of said Section 10; thence
SOo10'05"W, along the West line of said E1/2SE1/4, 500.00 feet;
thence N89°13'27"W, parallel with the South line of said SE1/4,
871.46 feet; thence NOo10'05"E, parallel with said West line,
500.00 feet to a Point in said South line;
thence S89°13'27"E, along said South line; 360.76 feet;
thence NOo46'33"E 550.00 feet; thence S89°13'27"E, parallel with
said South line, 756.99 feet to a Point in the thread line of Flat
Creek; thence Southerly, along said thread line, the following:
S14°44'58"W 44.84 feet, S61°40'50"W 19,75 feet, S17°07'28"W 142.02
feet, S26°21'10"W 89.73 feet S9°06'51"W 30.32 feet, S12°30'16"E
34.00 feet, S20047'13''E 63.85 feet, S12°20'38"E 101.08 feet, and
Sll°19'38"E 60.10 feet to a Point in the North line of said
E1/2SE1/4; thence N89°13'27"W, along said North line, 201.91 feet,
to the Point of Beginning, consisting of Seven Subdivision Lots
and Open Space, Encompassing 18.73± Acres of land.
TOGETHER WITH and SUBJECT TO: ALL Easements, Exceptions,
Restrictions, Reservations, Rights-of-Way, Improvements and
Conditions of sight and or record, including but not limited to
those shown on said Plat of River Bend Meadows Phase Two.
That Pheasant Tail, Coachman, Golden Stone, Renegade, the Trails,
and the Utilities Right-of-Way Easements, as shown hereon, are and
shall be granted to the owners, successors, and assigns of each
lot as affected.
That in accordance with Section 34-12-106 of the Wyoming Statutes
2001, as amended we hereby respectfully request the Clerk to
Vacate Lots 12 through 15 of River Bend Meadows Subdivision, and
the related Trail and Utilities Easements.
That all rights under and by virtue of the Homestead Exemption
Laws of the State of Wyoming are hereby released.
