WARRANTY DEED 0001.93 Noel Sessions, as Successor Trustee of the Marvin Sessions Revocable Trust dated November 10, 1986, grantor, of Lincoln County, Wyoming, for and in consideration ofTen Dollars and other good and valuable consideration, in hand paid, receipt whereof is hereby acknowledged, does Convey and Warrant to A & QS, LLC, a Wyoming Limited Liability Company, grantee, whose address is: PO Box 217, Afton, WY 83110, the following described real estate, situate in Lincoln County and State of Wyoming, to-wit: Beginning at a point 185.0 feet North of the South Boundary line and 1088.85 feet East of the West boundary line of the NYzNW1¡.íSW1¡.í of Section 19, T32N, RI18W, 6th P.M., Wyoming (said beginning point also being the Northeast Corner of the Burnice L. Scott tract), and running thence North 82.5 feet, thence West 274.9 feet, more or less, to the East boundary line of the Sessions Trailer Village, thence South 30° East, along said East boundary line, 95.26 feet, more or less, to the North boundary line of said Burnice L. Scott tract, thence East, along said North boundary line, 227.26 feet, more or less, to the point of beginning, together with improvements and water rights, and further granting unto the above named grantee, and its heirs, successors and assigns, a 35-foot-wide Right-of-Way Easement for ingress and egress from grantee's property to the County Road that extends along the North boundary line of said NW1¡.íSW1¡.í, the centerline of said right of way starting 1106.35 feet East of the West boundary line and 20 feet North of the South boundary line of said NYzNW1¡.íSW1¡.í of said Section 19, and running thence North 600 feet, more or less, to said existing County Road. ALSO ACKNOWLEDGING that the Restrictive Covenant recited on that WalTanty Deed dated August 22, 1979, and recorded by the Lincoln County Clerk on October 4, 1979, in Book 160 P.R., page 496, is hereby released and of no further effect inasmuch as the above real property is being conveyed back to the grantor of the deed referred to. TOGETHER WITH a Common Well Agreement as described in that Wananty Deed dated August 30, 1995, and recorded by the Lincoln County Clerk on September 26, 1995, in Book 374 P.R., page 24. (Referred to as Frances B. Sessions Property). Hereby releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming.
